Clubs, lodges, and fraternities. <br /> <br />25.7 - R (Residential) Combining District. <br />A. The letter "R" may be used as a suffix to any CG zoning district which allows for residential <br />uses or has been designated for a "mixed use" (i.e., Combined Residential and Commercial <br />use) in the General Plan for the City of Redwood City. <br />B. The R Combining District allows residential uses consistent with the requirements of the R-5 <br />Zoning District. <br /> <br /> <br />Article 30 - OFF-STREET PARKING AND LOADING <br />[Article 30, Section 30.4, 30.5, 30.6, 30.7, 30.9, and 30.10 are amended as follows] <br />[Subsections 30.1-30.3 are unchanged] <br /> <br />30.4 Required Number of Parking Spaces—Mixed-Use Zoning Districts. <br />A. Applicability. The required number of parking spaces set forth in Section 30.5 (Required <br />Number of Parking Spaces—Outside of the Downtown Parking Zone and Mixed-Use Zoning <br />Districts) shall apply to all development within mixed-use districts outside of the <br />Downtown Parking Zone unless otherwise set forth in this Section. Whenever the <br />requirements, standards, regulations, or other provisions of this section conflict with the <br />requirements, standards, regulations or other provisions set forth in Section 30.5, the <br />requirements, standards, regulations, or other provisions in this Subsection, 30.4 shall <br />govern. <br />B. Residential Parking Spaces Required. For any multiple dwelling residential development <br />located in a mixed-use district, one space is required for every dwelling unit. Tandem <br />parking is permitted if the tandem spaces serve the same dwelling unit. the required <br />number of parking spaces is as follows: <br />1. Unit Size. Two (2) spaces per unit for two-bedroom or larger units, one and one-half <br />(1.5) spaces per unit for studio or one (1) bedroom units, plus one (1) space for every four <br />(4) units for guest or visitor parking. Tandem may be permitted if both spaces are assigned <br />to a single unit. <br />2. Guest/Visitor Spaces Reduced. The responsible review authority may reduce or <br />eliminate the required number of guest or visitor spaces for a multiple dwelling <br />development if one (1) of the following conditions applies: <br />a. Adequate street parking is available, and/or <br />b. Only one (1) parking space is reserved per unit for residents, and/or <br />c. The site is in close proximity to retail shopping facilities and services. <br />
