REV: 12-20-23 VR <br />summarized in an Alternatives Analysis PPT and into workshop boards for the community <br />and decision-maker meetings. Consultant will prepare a draft and final PowerPoint that <br />summarizes initial analysis and may include: <br />Community engagement received to date <br />The development principles <br />A summary of the project and project alternatives <br />o Proposed program alternative (square footage by type), potentially with a <br />map of zones with allowed uses and maximum intensities <br />o Refined urban design concept diagrams <br />o Summary of the sensitivity analysis, including the necessary improvements <br />related to infrastructure and transportation <br />o Open space and parks network <br />Outline of key policies (parking, public realm, building massing/views) <br />It is anticipated that the applicant’s design consultant (HOK) will prepare the graphics to <br />illustrate these alternatives. Sensitivity analysis of the alternatives for utilities and <br />transportation will also be conducted, with budget allocated under Task 4. <br />Task 5.4 Recommended Project Alternative <br />The Alternatives Analysis PPT will be used for engaging in conversations with the <br />community, City Council, Planning Commission, and other stakeholders. After this <br />engagement, the City Council will confirm the preferred CEQA project alternative to be <br />utilized for the EIR and final detailed analysis in Tasks 6-8. This will be summarized in a <br />brief PPT, and growth projections will be developed for the technical analysis. <br />Task 5 Deliverables: <br />Draft and Final Development Principles <br />Materials and facilitation for Alternatives Charrette <br />Alternatives and Alternatives Analysis PPT, draft and final <br />Recommended Alternative PPT <br />Task 6 Precise Plan Drafting <br />Task 6.1: Administrative Draft Precise Plan <br />Consultant will prepare an Administrative Draft Precise Plan. The Precise Plan will include <br />an introduction that describes the context, critical issues, and development principles for <br />the project site, summarizing the planning process and community engagement <br />highlights. After the background and introduction, it will include the following key chapters: <br />Design and Development Standards: Consultant will draft design and development <br />standards to create a vibrant project. <br />o The chapter will begin with a series of policies to guide future project <br />development. <br />o Development standards, at a minimum, will include land use, floor area <br />ratio, building height, and the dedication/easement requirements necessary <br />ATTY/AGR.2023.318/Raimi + Associates (Redwood Life Precise Plan) (Page 22 of 45)
