REV: 07-15-24 VR (c) To close temporarily any of the Common Areas for maintenance purposes; (d) To use the Common Areas while engaged in making additional improvements, repairs or alterations to the Building, or any portion thereof; and (e) To do and perform such other acts and make such other changes in, to or with respect to the Site, Common Areas and Building as Landlord may, in the exercise of Landlord's business judgment, deem to be appropriate. 1.4 During the Term, Tenant shall have the right to use up to that number of parking spaces located in the Building as set forth in Paragraph (q) of the Summary on a non-exclusive or exclusive basis, as indicated. Tenant's use of the parking spaces shall be controlled by the terms and conditions of this Lease and such rules and regulations as Landlord may promulgate from time to time, and such other instructions as Tenant may receive from Landlord with respect to use of the parking spaces. Landlord may reserve parking spaces for its employees and/or for exclusive use by Landlord’s invitees. 1.5 Tenant shall have the right, at no additional cost, during the Term, to use Landlord’s conference room and classroom subject to availability and approval by Landlord, upon at least 24 hours advance written notice. Tenant acknowledges that during the period of September 15-December 31, the classroom will be in use for classes conducted by One Life Counseling Services on Monday and Thursday evenings and therefore unavailable to tenant. 1.6 Tenant’s employees and other personnel shall use the Building’s rear entrance for access to the Premises and minimize use of Landlord’s portion of Premises and reception area; provided that Tenant may have visitors arrive and depart through the front reception area. Tenant shall not require employees of Landlord to announce or direct Tenant’s visitors. 2. Term. 2.1 The term of this Lease (“Term”) shall begin on the Early Occupation Date and continue thereafter on a month-to-month basis until terminated by at least 30 days’ written notice given by Landlord or Tenant. 2.2 Possession. Only employees and contractors of the Redwood City Together program shall be entitled to use and occupy the Premises. (a) During the period beginning on the Early Occupation Date and ending on Full Possession Date (the “Early Occupation Period”), Tenant shall be permitted to share space within Suite 101 in the Building, which is occupied by Landlord’s employees. Tenant shall have only its employees and essential equipment in Suite 101 during the Early Occupation Period. Tenant’s employees and equipment shall be located within Suite 101 in accordance with Landlord’s reasonable discretion.
