REV: 07-15-24 VR <br />(c) To close temporarily any of the Common Areas for maintenance <br />purposes; <br />(d) To use the Common Areas while engaged in making additional <br />improvements, repairs or alterations to the Building, or any portion thereof; and <br />(e) To do and perform such other acts and make such other changes in, <br />to or with respect to the Site, Common Areas and Building as Landlord may, in the exercise <br />of Landlord's business judgment, deem to be appropriate. <br />1.4 During the Term, Tenant shall have the right to use up to that number of <br />parking spaces located in the Building as set forth in Paragraph (q) of the Summary on a <br />non-exclusive or exclusive basis, as indicated. Tenant's use of the parking spaces shall be <br />controlled by the terms and conditions of this Lease and such rules and regulations as <br />Landlord may promulgate from time to time, and such other instructions as Tenant may <br />receive from Landlord with respect to use of the parking spaces. Landlord may reserve <br />parking spaces for its employees and/or for exclusive use by Landlord’s invitees. <br />1.5 Tenant shall have the right, at no additional cost, during the Term, to use <br />Landlord’s conference room and classroom subject to availability and approval by <br />Landlord, upon at least 24 hours advance written notice. Tenant acknowledges that during <br />the period of September 15-December 31, the classroom will be in use for classes <br />conducted by One Life Counseling Services on Monday and Thursday evenings and <br />therefore unavailable to tenant. <br />1.6 Tenant’s employees and other personnel shall use the Building’s rear <br />entrance for access to the Premises and minimize use of Landlord’s portion of Premises <br />and reception area; provided that Tenant may have visitors arrive and depart through the <br />front reception area. Tenant shall not require employees of Landlord to announce or direct <br />Tenant’s visitors. <br />2. Term. <br />2.1 The term of this Lease (“Term”) shall begin on the Early Occupation Date <br />and continue thereafter on a month-to-month basis until terminated by at least 30 days’ <br />written notice given by Landlord or Tenant. <br />2.2 Possession. Only employees and contractors of the Redwood City <br />Together program shall be entitled to use and occupy the Premises. <br />(a) During the period beginning on the Early Occupation Date and ending on Full <br />Possession Date (the “Early Occupation Period”), Tenant shall be permitted to share space <br />within Suite 101 in the Building, which is occupied by Landlord’s employees. Tenant shall <br />have only its employees and essential equipment in Suite 101 during the Early Occupation <br />Period.
