The Planning Commission further finds that the following two <br />proposed height exceptions meet the overall intent of the Precise Plan and are <br />exceptions allowed and envisioned by the Precise Plan: (i) medical office building <br />height of 146 feet to the parapet; and (ii) parking garage height of 35 feet. <br /> <br />c. The Planning Commission finds that a 30 percent parking reduction, <br />with a parking ratio of 3.5 spaces per 1,000 square feet, is reasonable and provides <br />sufficient parking. <br /> <br />Section 4. Tentative Parcel Map TM2019-005: The project requires approval of <br />a Tentative Parcel Map per the Subdivision Ordinance. The Planning Commission makes <br />the following findings in accordance with Sections 30.12 and 30.23 of the Redwood City <br />Code: <br /> <br />a. The map, design and improvement of the proposed subdivision are <br />consistent with the general or specific plans, the Zoning Ordinance, or <br />subdivision improvement requirements. <br /> <br />The proposed subdivision and associated improvements are consistent with <br />Redwood City’s General Plan, Municipal Code, Zoning Ordinance, and all <br />applicable subdivision improvement requirements with approval of a Planned <br />Community Permit. The proposed project would not create any non-conformities. <br /> <br />b. The site is physically suited for the proposed type or density of <br />development. The project site is physically suited for the proposed type of <br />development. <br /> <br />The project site is physically suited for the proposed type of development. The site <br />is in an urbanized location generally surrounded by office uses and research and <br />development uses, which are permitted by right in the Planned Community District <br />– Stanford in Redwood City Precise Plan. The mergers of the parcels proposed in <br />this tentative map will better facilitate orderly development in the area. The project <br />is served by existing utilities, making necessary improvements, and proposing <br />green infrastructure to serve the project in conformance with applicable <br />Engineering Standards. <br /> <br />c. The design or proposed improvements are not likely to cause <br />substantial environmental damage, or substantially and avoidably injure <br />fish, wildlife or their habitat, or cause serious public health problems. <br /> <br />The project site does not contain natural features or areas that would be <br />considered habitat for fish or wildlife. The project site is already developed and <br />located in an urbanized area. A CEQA Compliance Checklist was prepared for the <br />project which found that the project would not result in any new or more significant <br />adverse environmental impacts than those previously evaluated and disclosed in <br />the certified Stanford in Redwood City Precise Plan EIR (2013) (Precise Plan EIR),
