ATTY/RESO.0019/PC RESO 2336 EL CAMINO REAL <br />REV: 05-01-24 VR <br />Page 8 of 18 <br />2366 El Camino Real <br />Architectural Permit AP2023-065, CP2023-002, Tentative Map TM2023-007 The following Conditions of Approval [COA] and Standard Development Requirements [SDR] apply to this project. The COAs are specific conditions applicable to the proposed project. The SDRs are items which are codified or adopted by resolution and have been included for ease of reference, they may not be appealed or changed. The SDRs are not intended as a comprehensive list. The COAs and SDRs are grouped under specific headings that relate to the subject matter and the responsible division is described in brackets, i.e. [PLANNING]. <br />The applicant is responsible for the fulfillment of all conditions and standard <br />development requirements, unless specifically stated otherwise. In addition to complying with all applicable City, County, State and Federal Statutes, Codes, Ordinances, Resolutions and Regulations, Permittee expressly accepts and agrees to comply with the following Conditions of Approval and Standard Development Requirements of this Permit: The Conditions of Approval for 2336 El Camino Real includes references to “Phase One” and “Phase Two” of the project’s Tentative Map. Phase One represents a subdivision of the existing parcel into two separate parcels, Lot A and Lot B. Phase Two represents the development of 6-townhome condominium units and associated improvements. A Parcel Map for Lot A can be approved and recorded prior to initiating Phase 2, however, a Final Map for Lot B must be approved and recorded prior to any building permit issuance for construction of Phase 2. Fees The following fees must be paid in full prior to issuance of the building permit unless otherwise described below. Applicant is advised that the City’s fee schedule will be updated in March 2024, the project shall comply with the fee schedule applicable at the time of Building Permit issuance. 1. Transportation Impact Fee - Pay a Traffic Impact Fee for the net new trips resulting from the proposed project, estimated at $5,952.00. [SDR] [ENGINEERING] 2. Parks Impact Fee – Pay a Parks Impact Fee for the net new dwelling units resulting from the proposed project, estimated at $90,991.62 prior to final map approval for ownership projects. [SDR][PARKS] 3. Affordable Housing Impact Fee – Pay an Affordable Housing Impact Fee for the net new residential square footage from the proposed project, estimated at $319,598. [SDR][HOUSING]
