<br />11/15/24 (P:\M-S\RWC2101.04 Docktown CE\PRODUCTS\Docktown_CEMemo_20241115.docx) 2 <br />Project Location <br />The existing Docktown Marina (project site) is located adjacent to and north of the private <br />development project proposed for development at 1548 Maple Street, east of U.S. 101 in the City of <br />Redwood City. The project site is located on waters and tidelands commonly known as Redwood <br />Creek and/or Steinberger Slough (referred to herein as Redwood Creek). Redwood Creek is an inlet <br />to the southern portion of the San Francisco Bay. Regional vehicular access to the site is provided by <br />U.S. 101, via the Woodside Road on- and off-ramps located to the east. Direct local access is via <br />Maple Street, Blomquist Street approximately 0.2 miles to the east, and Veterans Boulevard about <br />0.5 miles to the south of the project site. <br />In 1945, the City acquired the portion of waters and tidelands, on which Docktown Marina is <br />located, from the State of California, pursuant to a statutory grant, to hold in trust for the people of <br />the State of California and pursuant to the Public Trust Doctrine. The State Lands Commission (SLC) <br />retains regulatory oversight. <br />The project site consists primarily of the existing floating dock infrastructure, as well as a portion of <br />land at the north end of the existing marina that would be used as a temporary staging area during <br />deconstruction activities. Figure 1 shows the regional and local context of the project site. Figure 2 <br />depicts an aerial photograph of the project site and surrounding land uses. Figures 1 and 2 are <br />provided in Attachment A. <br />Existing Conditions <br />The marina occupies submerged lands, which are part of Redwood Creek and currently consist of <br />approximately 2,000 linear square feet of floating dock area, including ramps with approximately 95 <br />berths. The floating dock is supported by steel/wood and concrete pillars which will be left in place. <br />Surrounding Land Uses <br />The project site is bounded by vacant land (future residential development project) and Maple <br />Street to the south and east, and Redwood Creek to the north and west. North of Redwood Creek is <br />the One Marina condominium development, which was completed in 2014 and includes 249 units. <br />Land uses further to the north consist of residential, industrial, and marina-oriented uses, followed <br />by tidal lands and San Francisco Bay. <br />Land uses further east include the Redwood City Police Department, vacant City-owned property, <br />and the San Mateo County Sheriff’s Correctional Center. To the east of the Correctional Center is a <br />27-acre area that is proposed for development with approximately 1,000,000 square feet of office <br />improvements. <br />South of the future residential development project is U.S. 101. Across U.S. 101, land uses consist of <br />commercial and retail uses and the meandering Redwood Creek. Downtown Redwood City is <br />located approximately 1 mile to the south. <br />6.G. - Page 6 of 45 <br />184
