REV: 02-04-25 LF shall be given to the Facilities Manager upon completion of the inspection and repair. •Contractor is responsible for controller programming or reprogramming if controller program is lost or is malfunctioning for any reason. •Contractor is responsible for any and all repairs required and called out in State inspections. If the Contractor does not make the repairs by the deadlines given by the State, the Contractor shall pay for any late fees issued by the State. •Contractor will perform any work not specifically mentioned above, but which is needed to make the maintenance complete within the intent of this specification, shall be performed without additional cost to the City. •Under the Preventative Maintenance Requirements, Contractor shall not be required to: Refinish, repair, and/or replace elevator car enclosures, hoist way enclosures hoist way door panels, frames and sills, and lamps inside the cars, unless the foregoing are damaged by negligence or misuse by any person or persons employed by or representing the Contractor. Repair or replace parts damaged by vandalism or negligence. Repair or replace hydraulic cylinders and associated unexposed piping. Repair or replace mainline and auxiliary disconnect switches, fuses, and feeders to control panels. Make changes or adjustments required by new or retroactive code changes. Make renewals or repairs necessitated by fluctuations in the building AC power systems exceeding +/- ten percent (10%) variation, extreme variations in the machine room temperature, or tampering with the elevator equipment by unauthorized personnel. Replace the plunger packing for the 1301 Maple Street and 850 Jefferson Avenue elevators. 3) Testing of Safety Devices The Contractor shall periodically examine both car and counterweight. On an annual basis, Contractor shall test the pressure relief valve of the hydraulic elevators. For all elevators with firefighters' service, Contractor shall provide monthly Phase I recall and a minimum of one-floor operation on Phase II to assure the system is maintained in proper operating order. A written record of dates that tests were performed and findings on the operation shall be made and kept in the machine room ATTY/AGR.2025/Amend. no.1/Star Elevator, Inc.
