ATTY/RESO.0034/CC RESO APPROVING PROJECT (901 EL CAMINO REAL) <br />REV: 04-22-25 VR <br />Page 16 of 17 <br />quality, compatible with the surrounding development pattern, and <br />appropriate for the site. <br /> <br />The Project also includes Class IV bike lanes along El Camino Real and <br />James Avenue as well as new and wider sidewalks to provide additional <br />functional transportation options with adjacent uses connecting the El <br />Camino Real Corridor, the Redwood City Transit station, and other nearby <br />commercial and educational uses. In addition, the Project would also <br />provide recreational opportunities by incorporating a Teen Center/Multi- <br />Purpose community space on the ground floor of the building while meeting <br />all City requirements of stormwater treatment in the Project. <br /> <br />b. Findings for Modifications to Development Standards. Modifications <br />may be granted if it is determined that the proposed development will <br />provide an environment of physical and functional desirability, in <br />harmony with the character of the surrounding neighborhood or <br />district. <br /> <br />The Project site is located in an area of the DTPP that has a maximum <br />permitted height of 92’-0” to the top of the eave with an additional 10’-0” allowed <br />for structures above the roof line (e.g. mechanical equipment, elevator <br />enclosures, etc.).The proposed Project meets maximum height requirements <br />of the building at 92’-0” of height as measured to the top of eave, but would <br />measure 115’-0” to the rooftop mechanical screening and 118’-6” to the <br />elevator overrun. Maximum height requirements for structures is a modification <br />to development standards that may be granted through a PD permit. <br /> <br />The additional roof-top height would serve a physical and functional purpose in <br />harmony with the surrounding neighborhood by fully screening the mechanical <br />equipment for a R&D, Lab use from neighboring views and reducing the visual <br />impact of the equipment which is typically taller than mechanical equipment for <br />a commercial office. In addition, the elevator overrun height is also necessary <br />for use of the elevator to reach the roof area which houses the equipment as <br />well as providing an additional outdoor open space amenity for the office with <br />R&D, Lab uses building. <br /> <br />Section 8. The City Council of the City of Redwood City hereby approves (a) the <br />901 El Camino Real Project and grants the requested land use approvals (including a <br />Downtown Planned Community Permit, Vesting Tentative Parcel Map, Use Permit, and <br />Planned Development Permit, including the modification to rooftop height, subject to the <br />Conditions of Approval in Exhibit A and (b) approves the Affordable Housing Plan (Exhibit <br />B), Affordable Housing Partner, Land Donation, and Land Donation Agreement (Exhibit <br />C), and Relocation Plan (Exhibit D) (collectively, “Approvals”). All exhibits attached hereto <br />are incorporated herein by reference. <br />
