Public Plaza – Prior to building permit approval, the Applicant shall submit for Planning <br />review and approval a detailed plan for the public plaza (Chrysanthemum Plaza) including, <br />but not limited to: signage, street furniture, programming, and public art. [COA] <br />[PLANNING] <br />10. Public Art Application - The Applicant shall file a Public Art Permit application with Parks, <br />Recreation and Community Services Director compliant with the provisions of Sect 45.090 <br />of Municipal Code, for publicly visible art on-site that is equal in value to at least 1% of the <br />Project's construction valuation. [Parks][SDR]. <br />11. Public Art Installation - The Applicant shall install public art in accordance with the <br />approved Public Art Permit and provide the City through the Project planner with <br />confirmation that the Applicant expended the public visible art contribution in full on the <br />publicly visible art as required by Chapter 45 of Municipal Code. If installation of public art <br />prior to building occupancy is impracticable, the City’s Building Division may allow building <br />occupancy provided that the Public Art Permit has been issued, and the Owner has filed <br />with the City adequate security to guarantee the installation of the art as authorized in <br />Section 45.120 of Municipal Code. [Parks][ [SDR] <br />Research and Development, Laboratory - Conditional Use Permit <br />12. Research and Development, Laboratory - Any Research & Development, Laboratory Use <br />shall be limited to Biosafety Level 1 and 2 as defined by the current version of the Biosafety <br />in Microbiological and Biomedical Laboratories published by the U.S. Department of Health <br />and Human Services Centers for Disease Control and the National Institutes of Health <br />(CDC/NIH), all DTPP Standards in Chapter 2.2.4 A, and the Conditions of Approval. The use <br />and safety plans shall be submitted by the Applicant as part of tenant improvement building <br />permits and shall meet all requirements of the Redwood City Community Development <br />Department, Fire Department, Engineering Department, and all required external local, <br />regional, state, or federal agencies to be verified prior to issuance of building permit. Any <br />conditions imposed by reviewing agencies must be verified prior to Certificate of <br />Occupancy. [COA][PLANNING] <br /> <br />13. Research and Development, Laboratory - All proposed Research and Development, <br />Laboratory uses proposed within the DTPP in a mixed-use building that includes a sensitive <br />receptor use shall have the lab spaces horizontally and vertically separated from the <br />sensitive receptor use. This Project contains a Teen Center/Multi-Purpose space on the <br />ground floor and shall comply with this requirement. No lab spaces shall be located on the <br />ground floor or on the second story footprint above the Teen Center/Multi-Purpose space. <br />A Research and Development, Laboratory use shall not be located in the same building as a <br />residential use. The Teen Center shall be provided with separate and distinct HVAC systems <br />and controls from those serving the remainder of the building. Compliance with this <br />requirement shall be verified on all future building permit plans. [COA][PLANNING] <br />
