The State Density Bonus Law allows developers to increase the residential density above local <br />zoning limits if a certain percentage of units are affordable. The benefits of this law include increased <br />density, incentives or concessions to reduce certain development standards (e.g. reduced setbacks, <br />additional height), and waivers of development standards that would physically preclude the density <br />bonus. The maximum density in the MUC-VB Zoning District is 80 du/acre or 42 units for this site. The <br />Applicant proposes to utilize a density bonus for an additional 34 units for a total of 76 units on the project <br />site. <br />The project is currently anticipated to be 5-stories and 57’-6” tall (where a maximum of 85’-0” in height is <br />allowed in the MUC-VB Zoning District). Figure 3 below depicts the anticipated floor plans of Floors 2-5 <br />with units in a L-shaped configuration and interior open space courtyard on the 2nd floor. The first floor of <br />the project would include the lobby, some utility rooms, and parking. The project is in the early stages and <br />still being developed and refined. With the SB330 application, the Applicant has a timeline to submit a full <br />planning application as described further below in the staff report. <br />9.A. - Page 3 of 7 <br />427
