Participate in and follow direction/guidance from a Transportation <br />Management Association if/when one is formed for Redwood City. [COA] <br />Ongoing <br />E12 Repair or Replace Street Infrastructure. Restore streets surrounding the project site to the satisfaction of the City <br />Engineer at project completion. At the minimum, this shall mean grind and overlay of half width of the frontage <br />street. When this requires additional pavement restoration, the City Engineer or designee shall approve the preferred <br />layout of pavement markings and any other elements such as bicycle facilities, pedestrian facilities, complete street <br />designs, etc. [Section 29.12 of Municipal Code][SDR] <br />Prior to Certificate of <br />Occupancy <br />E13 Reconstruction of Frontage Streets. Submit plans showing reconstruction of frontage streets along Heller Street, <br />Cassia Street, Main Street and Peninsula Avenue fronting the project site including new sidewalk, curb, and gutter, <br />and 2” grind and overlay. [Section 29.36 of Municipal Code][SDR] <br />Prior to Building <br />Permit Issuance <br />E14 Parking Garage Ramps. Design parking garage ramps and locate access controls so that vehicles do not block the <br />public sidewalk or queue in the public right-of-way to improve safety and visibility of pedestrians for review and <br />approval by the Engineering & Transportation Director. Delineate the access control system in the building permit <br />submittal and install person doors with panic hardware and alarms at or adjacent to gates between private and public <br />parking to allow safe emergency egress path of travel for pedestrians. [Section 30.14][SDR] <br />Prior to Building <br />Permit Issuance <br />E15 Striping Plan. Submit a striping plan incorporating bicycle and pedestrian facilities along the project site that <br />transitions to adjacent facilities, pursuant to the City’s adopted transportation plans. Provide a landscaping and irrigation plan conforming to the California Water-Efficient <br />Landscape Ordinance, including an automatic irrigation system (drip, micro-spray, or bubblers) with a rain sensor, and <br />show these measures on the building permit plans. [Section 47.120 of Municipal Code][SDR] <br />Prior to Building <br />Permit Issuance <br />E17 Street Trees. Plant a total of 15 (24-inch box) street trees along Heller Street, Main Street, and Cassia Street frontages <br />in accordance with the approved plans. Include these improvements as part of the building permit submittal package. <br />Irrigate and maintain, as provided in the Landscape Maintenance Agreement. The City may allow alternate locations <br />of a street tree if Applicant demonstrates approved locations are infeasible due to field restrictions not known at time <br />of approval, including but not limited to conflicts with underground utilities. [Section 18.241 of Municipal Code][SDR] <br />Prior to Building <br />Permit Issuance <br />E18 Stormwater Runoff. Demonstrate the project’s impact on the City’s storm drainage system, confirming that post- <br />construction runoff into the storm drain does not exceed pre-construction runoff levels.
