Add a note to building permit plans specifying that all interior finishes and amenities <br />in the affordable units will be the equivalent to the amenities in the market rate units. After sheetrock inspection but <br />prior to installation, the Applicant shall provide the Project Planner and Housing Staff with the information needed to <br />verify that all interior finishes and amenities in the affordable units are equivalent to amenities used in market rate <br />units, including the opportunity to perform on-site inspection(s). [Section 29.6 of Zoning Code][SDR] <br />Prior to Certificate of <br />Occupancy <br /> <br /># PLANNING Conditions Compliance <br />P1 Use. The project approval is for Office and General Residential use only. Any change to the approved <br />use is subject to review and approval by the City. Notwithstanding permitted uses in the district where <br />the project is located, only land uses reviewed and approved in this application are permitted for the <br />project location. Any change in use beyond the permitted uses in the district are subject to review and <br />approval by the City. [COA] <br />Ongoing <br />P2 Exterior Colors and Materials. Prepare a mock-up that is outdoors, readily accessible, and will remain <br />intact until the project has reached substantial completion. The mock-up should include all project <br />colors and materials, windows for the base and top, balconies, lighting, and architectural details, as <br />well as construction details, such as the weep screed, to understand how the design addresses them. <br />Then schedule a mock-up meeting with the project planner for review. Submit an updated colors and <br />materials board if any changes are made as a result of the mock-up meeting. [COA] <br />Prior to Framing <br />Inspection <br />P3 Tree Protection. Provide tree protection measures for ordinance-sized trees near the project and show <br />these measures on the building permit plans. Provide photo documentation of the installed protection <br />fencing to the project planner. [COA]. <br />Prior to Building <br />Permit Issuance <br />P4 Exterior Lighting. New light sources must not introduce glare or light effects that spill off the property. <br />Provide a lighting plan for proposed exterior lighting, including cut sheets, a photometric site plan <br />demonstrating light levels do not spill off the property for review concurrent with the building permit <br />plans. [Title 24 California Code of Regulations, Part 6][SDR] <br />Prior to Building <br />Permit Issuance <br />P5 Community Benefits. The project includes community benefits to achieve the Community Standard <br />Benefit of Density [as defined in the Community Benefits Ordinance and City Council Resolution 15817] <br />and as approved by the Approval Authority.
