Substantial modification of approved plans, as determined by the Zoning <br />Administrator, may be subject to an amendment or a new Permit. [COA] <br />B8 Interior Noise. Submit a report prepared by a qualified acoustic engineer certifying that the Project will achieve interior noise <br />levels of no more than 45 dBA CNEL. [COA] <br />Prior to Building Permit <br />Issuance <br />B9 Dust Control. Implement the following BAAQMD best management practices for construction dust: <br />a. All exposed surfaces (e.g., parking areas, staging areas, soil piles, graded areas, and unpaved access roads) shall be watered <br />two times per day. <br />b. All haul trucks transporting soil, sand, or other loose material off-site shall be covered. <br />c. All visible mud or dirt track out onto adjacent public roads shall be removed using wet power vacuum street sweepers at <br />least once per day. The use of dry power sweeping is prohibited. <br />d. All vehicle speeds on unpaved roads shall be limited to 15 mph. <br />e. All roadways, driveways, and sidewalks to be paved shall be completed as soon as possible. Building pads shall be laid as <br />soon as possible after grading unless seeding or soil binders are used. <br />f. All excavation, grading, and/or demolition activities shall be suspended when average wind speeds exceed 20 mph. <br />g. All trucks and equipment, including their tires, shall be washed off prior to leaving the site. <br />h. Unpaved roads providing access to sites located 100 feet or further from a paved road shall be treated with a 6- to 12-inch <br />layer of compacted layer of wood chips, mulch, or gravel. <br />i. Publicly visible signs shall be posted with the telephone number and name of the person to contact at the City regarding <br />dust complaints. This person shall respond and take corrective action within 48 hours. The Air District’s General Air Pollution <br />Complaints number shall also be visible to ensure compliance with applicable regulations. <br />During Construction <br /> <br /># ENGINEERING & TRANSPORTATION Conditions Compliance <br />E1 Land Acquisition. This approval is dependent upon the Applicant voluntarily obtaining fee title interest to all property necessary <br />for development of the Project as shown on the approved plans and Vesting Tentative Map prior to Final Parcel Map recordation. <br />Except for necessary pre-construction due diligence activities and studies, no construction or related ground disturbing activity <br />(as determined by the City), including but not limited to, utility work and grading may occur until the Applicant has secured fee <br />title to all property necessary for development of the Project. If the Applicant fails to secure said fee title, then the Project, as <br />approved herein, cannot proceed. [COA] <br />Prior to Building <br />Permit Issuance or <br />Final Map approval, <br />whichever occurs first <br />E2 Final Map. Obtain approval and record a Final Map. The Final Map shall include the lot configuration and proposed easements <br />and conform to the Subdivision Map Act and Chapter 30 of the Municipal Code. [Section 30.28 of Municipal Code][SDR] <br />Prior to Building <br />Permit Issuance <br />E3 Landscape Maintenance Agreement. Enter into a Landscape Maintenance Agreement for all assigned landscape areas in public <br />rights of way, easements, and/or on property in which the City holds a maintenance interest. Maintenance items shall include <br />planted trees, shrubs, flowers, grass, and all appurtenances including irrigation systems and pedestrian scale lighting.
