All water mains that provide a water supply for fire protection (both to fire hydrants and <br />fire service systems) shall not be less than eight inches in diameter. The Applicant is responsible for fulfilling this condition and <br />shall submit plans to the Fire Marshal’s Office for review and approval. Water supply for fire protection is required to be installed <br />in accordance with water purveyor’s specifications. The water supply shall be tested, flushed and approved operable prior to <br />any combustible construction materials being placed on the site. Staged construction shall ensure that the necessary water <br />supply is maintained from stage to stage in the construction planning. Mark fire apparatus access roads with permanent NO PARKING-FIRE LANE signs and/or painted curbs in <br />accordance with state and local standards. Provide approved Knox® key boxes adjacent to each building entrance. Public safety key boxes shall be <br />recessed and installed adjacent to each entrance within 60 to 72 inches of the finished walking surface. There shall be four sets <br />of keys: each set containing building access, fire equipment room access, fire cache room, elevator keys, utility room keys and <br />other keys essential for emergency operations. [CFC §506.1][SDR] <br />Prior to Certificate of <br />Occupancy <br /> <br /># HOUSING Conditions Compliance <br />H1 Affordable Housing Agreement(s). Execute and record an Affordable Housing Agreement(s) with the City against the market- <br />rate development restricting the ownership of 5 townhome units to be sold to moderate income households as defined in <br />Section 29.2 of Zoning Code. The affordable units shall be comprised of five (5) three-bedroom units restricted for moderate <br />income household for a period of 30 years from the date of sale of each individual affordable unit. The Agreement(s) shall specify <br />the number, type, location, size, and phasing of all affordable units, and provisions for setting sales price, marketing, income <br />certification, and screening of potential buyers of units, including the financing of ongoing administrative and monitoring costs, <br />as applicable, consistent with the approved Affordable Housing Plan. The Agreement(s) shall be in a form acceptable to the City <br />Attorney and the Community Development Director. Add a note to building permit plans specifying that all interior finishes and amenities in the <br />affordable units will be the equivalent to the standard amenities in the market rate units. After sheetrock inspection but prior <br />to installation, the Applicant shall provide the Project Planner and Housing Staff with the information needed to verify that all <br />interior finishes and amenities in the affordable units are equivalent to standard amenities used in market rate units, including <br />the opportunity to perform on-site inspection(s). The project approval is for General Residential use only. Lodging is prohibited. Any change to the approved use is subject <br />to review and approval by the City.
