REV: 2-24-26 LR <br />Maintenance and Repairs <br />Consultant shall do all things necessary to keep the City Engineer or their designee <br />notified of maintenance needs of the Garages, except that all custodial <br />maintenance shall be the responsibility of the Consultant. Consultant shall be <br />responsible for all custodial maintenance of office, cashier booth, employee <br />restroom; storage spaces, entry/exit lanes, stairwells, and general parking areas, <br />regular cleaning of elevator cabs; regular cleaning of office floor, walls, ceiling, and <br />glass; regular removal of interior and exterior graffiti; regular emptying of trash <br />receptacles and ash trays at both Garages and maintaining a clean exterior <br />appearance of revenue control equipment. Custodial maintenance is defined as all <br />ordinary housekeeping maintenance of the Garages and equipment, including <br />materials needed to perform these services. Custodial Maintenance is considered <br />a reimbursable expense. <br />Custodial maintenance includes, but is not limited to: <br />o The use and replacement of cleaning supplies that are normally used on a <br />day-to-day basis to keep the Garages operating in an efficient, clean, safe, <br />and good condition. <br />o Replacing tickets in ticket issuing machines; replacing journal and receipt <br />tape; replacing arms on traffic entry and exit gates; cleaning revenue control <br />equipment; and cleaning signs. <br />o Replacing ordinary light bulbs as needed where no specialized equipment <br />is required to do so. <br />o Regular cleaning of office, cashier booth, employee restroom; storage <br />spaces, entry/exit lanes, stairwells, and general parking areas, regular <br />cleaning of elevator cabs; regular cleaning of office floor, walls, ceiling, and <br />glass; regular removal of interior and exterior graffiti; regular emptying of <br />trash receptacles and ash trays at both Garages. <br />o Consultant shall subcontract for major, overall steam cleaning of the <br />Garages once per year or as directed by the City Engineer or their designee, <br />wherein the total facility areas are steam cleaned with industrial steam <br />cleaning equipment. Consultant shall cooperate and coordinate with City to <br />facilitate this work. Consultant shall also subcontract for reduced area <br />steam cleaning as needed in specific areas, including but limited to <br />stairwells, elevator and escalator landings, vehicle and pedestrian access <br />areas. Consultant shall justify additional areas through photos or complaints <br />about the cleanliness. Emphasis is placed on the steam cleaning of <br />pedestrian waiting/standing areas and walkways in maintaining the first- <br />class standard of custodial maintenance as called for by the City Engineer <br />or their designee. All work will be done in accordance with Best <br />Management Practices and in compliance with the National Pollution <br />Discharge Elimination System (“NPDES” Permit Number 0049981) waste <br />discharge requirements for City of Redwood City Municipal Storm Water <br />discharges.
