REV: 03-02-26 VR <br />A.1 Scope of Services (Elevator Modernization) <br />Phase 1 – Initial Elevator Assessment <br />1) Field Evaluations <br />Perform a visual observation of the visual and physically accessible portions of the <br />elevators to determine the type, duty, manufacturer, current operating condition, <br />code compliance, recent repairs, useful service life, obsolescence, and related <br />building work pertaining to any modernization or repairs recommended. The <br />survey will include the following: <br />a. Hoistway (as applicable): Car Frame, Platforms, Guide Rails and Brackets, <br />Guide Members, Hall Sills, Spring Buffers, Car Door Operating Equipment, <br />Hoistway Door Equipment, Traveling Cables, Oil Lines, Visible Portions of <br />The Hydraulic Jack Units, and Hoistway Switches. <br />b. Corridor (as applicable): Pushbutton Stations, Position Indicators, Hall <br />Lanterns, Security Features, Hoistway Entrances and Doors. <br />c. Machine Room(s) (as applicable): Controllers, Power Units, and Lowering <br />Devices. <br />d. Car Enclosure (as applicable): Pushbuttons, Car Riding Lanterns, Position <br />Indicators, Car Operating Panel Operational Features, Car Door Protective <br />Means, Decorative Interior Finishes, Suspended Ceiling and Lighting <br />e. Related Work: Additional work within the building that is required to be <br />upgraded or modified as part of the elevator modernization. This includes, <br />but is not limited to, emergency power, sump pumps, electrical, HVAC, wall <br />cutting, painting, patching, lighting, fire alarm initiating devices, GFCIs, <br />security wiring, barricades, etc. <br />2) Assessment Report <br />Develop a written report summarizing findings from field evaluations, <br />recommendations, and any retroactive code updates that may be required. Report <br />will contain the following: <br />a. Existing equipment disposition. <br />b. Opinions of components that can be retained and refurbished through <br />elevator modernization. <br />c. System and/or component installation, remaining useful life and obsolete <br />components. <br />d. Modernization or repair options and associated probable costs. <br />e. Any related building work that may be required during a modernization or <br />major component upgrade. <br />f.
