REV: 03-02-26 VR <br />• Seal unsealed construction joints to <br />prevent leakage underneath. <br />• Replace missing or damaged cove <br />sealants on the roof level. <br />The full scope of services and project schedule for Part B (Garage Repair) is provided in <br />this section below. <br />B.1 Scope of Services (Garage Repair) <br />Phase 1 – Preparation of Repair Construction Documents <br />1) Design the required repairs and prepare Construction Documents consisting of <br />drawings and technical specifications for the concrete and waterproofing repairs <br />as described above with sufficient detail to obtain competitive pricing from qualified <br />repair contractors. <br />a. The plans will provide the location and general extent of the repairs as well <br />as a comprehensive list of work items and related quantities. <br />b. The details will provide technical and interface requirements with adjacent <br />construction materials and systems. <br />c. A comprehensive list of work items and quantities to be included in the <br />construction documents to establish units of measure. These work items <br />will be identified and located throughout the parking structure. <br />d. The technical specifications will identify recommended materials, <br />procedures, quality control, and warranty, and required inspections will be <br />included for the specified work items. <br />2) Prepare and submit 90% contract documents to City Engineer or their designated <br />representative for review and comment. Applicable comments will be incorporated <br />in the final pricing documents. The review documents will be sent via email in PDF <br />format. <br />3) Prepare and submit 100% “Issued for Bid” contract documents in PDF format for <br />distribution to obtain competitive pricing from qualified contractors. <br />4) Prepare a procurement form in both Excel and PDF format including unit and lump <br />sum repair items, submittal requirements, and a summary of work section. The <br />procurement form will request bidders’ unit prices to be used for performing the <br />work and alternative pricing forms, if needed. <br />Phase 2 – Bidding Services <br />1) Provide the City Engineer or their designated representative with a list of up to four <br />(4) qualified restoration contractors that have experience with similar projects for <br />consideration as potential bidders. <br />ATTY/AGR.2026.052/Walker Consultants (Garage Repair Engineering Services) (Page 16 of 18)
