Landlords may use the “NOTICE OF TENANT’S RIGHT TO MINIMUM LEASE TERMS” <br />form found on the City’s website at www.RedwoodCity.org/TPO under the “Notices <br />and Forms” section. <br />3.2 Rejection and shorter lease terms <br />1. While a landlord is required to offer a minimum one-year lease, a tenant is not <br />required to accept the one-year lease. <br /> <br />2. If a tenant rejects the one-year lease offer, the tenant must do so in writing (including <br />email/text) within 15 days of receiving the lease offer from the landlord. <br /> <br />3. If the one-year term is rejected, the prospective tenant and landlord may agree to a <br />shorter lease term. <br />3.3 Lease renewals <br />For lease renewals, landlords are not required to offer a minimum one-year lease. <br />Chapter 4: Just Cause for Eviction Protections <br />Pursuant to Section 42.5 of the Redwood City Code, landlords may terminate a tenancy only <br />for one of the At-Fault or No-Fault Just Causes listed in Section 4.2 and 4.3 below. <br />4.1 Applicability <br />Just Cause for eviction protections apply after a tenant has continuously and lawfully <br />occupied the rental unit for 12 months. If additional adult tenants are added to the lease, <br />protections apply once all tenants have continuously occupied the unit for 12 months or <br />more, or if one of the tenants has continuously occupied the rental unit for at least 24 <br />months. <br /> <br />Example Scenario 1: Tenant A has lived in the unit for 11 months when Tenant B <br />moves into the unit with Tenant A. In this case, Just Cause for eviction protections <br />will not apply until Tenant B has also lived in the unit for 12 continuous months or <br />Tenant A has lived in the unit continuously for 24 months. <br />Example Scenario 2: Tenant A has lived in the unit for 20 months when Tenant B <br />moves into the unit. In this case, Just Cause for eviction protections applied for <br />Tenant A after they had lived in the unit for one year up until month 20. However, <br />protections stopped applying once Tenant B moved in. Just Cause protections will <br />apply again once Tenant A reaches 24 continuous months of tenancy. <br />8.A. - Page 29 of 85 <br />287
