Non-payment of rent <br /> <br />2. Breach of lease <br /> <br />3. Nuisance, waste, or criminal activity <br /> <br />4. Sublease without consent <br /> <br />5. Non-renewal of lease <br /> <br />6. Denying landlord access to the rental unit if the landlord has authority to enter the <br />rental unit under State law <br /> <br />7. Illegal use of the rental unit <br /> <br />8. Failure to move out after tenant terminates lease <br /> <br />9. Failure to move out at the end of employment or license if the rental unit is provided <br />to the tenant as part of the terms of employment. <br />Notice to Cure: For curable lease violations, the landlord cannot immediately terminate the <br />tenancy. They must first provide a notice of the violation with an opportunity to cure the <br />issue. Only if the violation remains uncured after the specified period can a three-day notice <br />of termination be served. <br />Relocation Assistance Not Required: Landlords terminating a tenancy for one of the above <br />mentioned at-fault just causes are not required to pay relocation assistance to tenants. <br />4.3 No-Fault Just Cause <br />4.3.1 Noticing requirements <br />1. Notice to Tenant: Landlords terminating a tenancy for a no-fault just cause must <br />provide tenants with a copy of the “Notice to Tenant – Right to Relocation <br />Assistance” form along with the notice of termination. <br /> <br />This form is mandatory for use by landlords and can be found on the City’s website <br />at www.RedwoodCity.org/TPO under the “Notices and Forms” section <br /> <br />2. Notice to the City: A copy of any notice of termination for a no-fault just cause must <br />be provided to the City Manager’s Office within 3 days of serving the tenant through <br />8.A. - Page 30 of 85 <br />288
