Please refer to <br />Chapter 6 for more information on the manner of service. <br /> <br />3. Every notice of no-fault just cause termination must include: <br /> <br />a. Name and address of the current landlord and agent, if applicable <br /> <br />b. Specific just cause for termination <br /> <br />c. Description of the application(s) being filed and a general time frame to <br />complete the work described in the application, if applicable <br /> <br />d. “Notice to Tenant” in a form provided by the City <br /> <br />e. Statements and information as required in Section 42.5(B)(2) of the City’s TPO <br /> <br />f. Current rent amount <br /> <br />4. Termination Void: A landlord’s failure to strictly comply with these noticing <br />requirements renders the termination notice void. <br />4.3.2 No-Fault Just Causes <br />1. Owner Move-In: The owner or a relative intends to occupy the rental unit for at least <br />12 consecutive months as their primary residence. <br /> <br />a. Relatives are limited to: Owner’s spouse, domestic partner, child, <br />grandchild, parent, or grandparent <br /> <br />b. Move in and residency requirement: The owner or relative must occupy the <br />rental unit within 90 days of the tenant vacating the rental unit and <br />must occupy the rental unit as their primary residence for at least 12 <br />consecutive months. <br /> <br />c. Failure to meet move in and residency requirement: <br /> <br />i. If the owner or relative fails to move in within 90 days or reside in the <br />rental unit for at least 12 consecutive months, the owner must offer to <br />re-rent the rental unit to the tenant who moved out at the same rent <br />and lease terms that were in effect when the tenant moved out. <br /> <br />ii. The owner must also reimburse the tenant for any reasonable moving <br />expenses that exceeded any relocation assistance that was paid to the <br />tenant. <br />8.A. - Page 31 of 85 <br />289
