The following statement: <br /> <br />a. “If the demolition of your rental unit or the property as <br />described in this notice of termination is not <br />commenced or completed, the landlord must offer you <br />the opportunity to re-rent your rental unit with a lease <br />containing the same terms as your most recent lease <br />with the landlord at the rental rate that was in effect at <br />the time you vacated. You must notify the landlord within <br />30 days of receipt of the offer to re-rent of your <br />acceptance or rejection of the offer, and, if accepted, <br />you must reoccupy the rental unit within 30 days of <br />notifying the landlord of your acceptance of the offer.” <br /> <br />b. Tenants Right to Return to the Rental Unit <br /> <br />i. If the demolition of the rental unit or the property as described in the <br />notice of termination is not commenced or completed, the landlord <br />must offer the tenant the opportunity to re-rent the rental unit with a <br />lease containing the same terms as the most recent lease with the <br />landlord at the rental rate that was in effect at the time the tenant <br />vacated. <br /> <br />ii. Tenants must notify the landlord within 30 days of receipt of the offer <br />to re-rent of the acceptance or rejection of the offer. Failure to respond <br />to the landlord's offer to re-rent within the 30-day period will be <br />deemed a rejection of the offer. <br /> <br />iii. If accepted, tenants must reoccupy the rental unit within 30 days of <br />notifying the landlord of the acceptance of the offer. <br /> <br />5. Substantial Remodel: Owner intends to perform a substantial remodel that requires <br />the tenant to vacate the rental unit for 30 days or more. <br /> <br />a. Noticing Requirements: Per Section 45.5(B)(2)(d), landlords terminating a <br />tenancy for a substantial remodel are required to provide a written notice <br />terminating the tenancy that includes the following information: <br /> <br />i. Information about the intent to substantially remodel the rental unit. <br /> <br />ii. A description of the work and the expected duration of the work. <br /> <br />8.A. - Page 33 of 85 <br />291
