Must include a copy of the permit(s) required for the work, or <br /> <br />2. If the work is for hazardous materials abatement that does not <br />require a permit, a signed contract with the licensed contractor <br />that was hired to do the work. <br />iii. The following statements <br /> <br />1. “If the substantial remodel of your rental unit or the property as <br />described in this notice of termination is not commenced or <br />completed, the landlord must offer you the opportunity to re- <br />rent your rental unit with a lease containing the same material <br />terms as your most recent lease with the landlord at the rental <br />rate that was in effect at the time you vacated. You must notify <br />the landlord within 30 days of receipt of the offer to re-rent of <br />your acceptance or rejection of the offer, and, if accepted, you <br />must reoccupy the unit within 30 days of notifying the landlord <br />of your acceptance of the offer.” <br /> <br />2. “Once the substantial remodel of your rental unit as described <br />in this notice of termination is completed, within 10calendar <br />days, the landlord must offer you the opportunity to re-rent your <br />rental unit at the rent that was in effect when the tenancy was <br />terminated plus any increase(s) allowed by the Tenant <br />Protection Act of 2019 (Civil Code Section 1947.12), had you <br />continuously occupied the rental unit and must reoffer the <br />rental unit with a lease that contains the same material terms <br />as the lease that was in effect at the time the tenancy was <br />terminated, except for any changes to terms required by any <br />federal, state or local laws. You must notify the landlord within <br />30 calendar days of receipt of the offer to re-rent of your <br />acceptance of the offer, and, if accepted, you must reoccupy <br />the rental unit within 30 calendar days of notifying the landlord <br />of your acceptance of the offer.” <br />4.3.3 Tenants right to return to the rental unit following a substantial remodel <br />As noted above in section 4.3.2(5), landlords that undertake a substantial remodel of a <br />rental unit are required to offer tenants the first right to return to the rental unit.
