A copy of the landlord’s notice to the tenant must be submitted to the <br />City Manager’s Office through the online portal (preferred method), by <br />email, mail, or in-person. Please refer to Chapter 6 for more <br />information on the manner of service. <br /> <br />b. The tenant must notify the landlord within 30 days of receipt of the offer to <br />re-rent of the acceptance or rejection of the offer. Failure to respond to the <br />landlord's offer to re-rent within the 30-day period will be deemed a rejection <br />of the offer. <br /> <br />c. If accepted, the tenant must reoccupy the unit within 30 days of notifying <br />the landlord of the acceptance of the offer. <br /> <br />2. Once substantial remodel work is completed <br />a. Once the substantial remodel is completed and the rental unit is ready for <br />re-occupancy, the landlord must notify the tenant within 10 calendar days <br />and must offer the tenant the first right to return to rental unit in the following <br />manner: <br />i. This notice must be sent to the tenant via certified mail, and a copy of <br />the notice and certified mail receipt must also be submitted to the <br />City Manager's Office within 5 business days of notifying tenant <br />through the online portal (preferred method), by email, mail, or in- <br />person. Please refer to Chapter 6 for more information on the manner <br />of service. <br /> <br />b. The offer to return must include a lease with the same rent that was in effect <br />when the tenancy was terminated plus any increase(s) allowed by the <br />State Tenant Protection Act of 2019, had the tenant continuously occupied <br />the rental unit (“Right to Return Rent”) and the same lease terms that were <br />in effect at the time the tenancy was terminated, except for any changes <br />required by law. <br />c. The tenant must notify the landlord within 30 calendar days of receipt of <br />the offer to re-rent of the acceptance of the offer in the following manner. <br />Failure to respond to the landlord's offer to re-rent within the 30-day period <br />will be deemed a rejection of the offer. <br />8.A. - Page 35 of 85 <br />293
