Landlord Fair Rate of Return Appeal <br />a. Landlords may file an appeal for a higher rent increase if the Right to Return <br />Rent would cause the landlord to be unable to obtain a fair rate or return. <br />b. The Fair Rate of Return Guidelines and Appeal Form can be found on the <br />City’s website at www.RedwoodCity.org/TPO under the “Regulations and <br />Guidelines” section <br />Chapter 5: Relocation Assistance Requirements <br />5.1 Relocation assistance for all rental units <br />1. For any no-fault termination, the landlord must provide one month’s rent as a direct <br />payment (within 15 days of the notice of termination) or a waiver of rent for the final <br />month of tenancy. It is up to the landlord's discretion which option is selected. <br /> <br />2. The notice of termination provided to the tenant must specify which option the <br />landlord is providing. <br />5.2 Greater relocation assistance for Eligible Residential Households & Special- <br />Circumstances Households <br />1. Eligible Residential Households are households whose annual household income <br />does not exceed eighty percent (80%) of the area median household income for San <br />Mateo County, as adjusted for household size.
