[R2: Article 6.6J <br /> <br />There shaU be limit of one (1) single-family dwelling, one (1) two (2).-family (duplex) <br />dwelling, or one (1) three (3)-famlly (triplex) dwelling building per lot except for <br />permitted dwelling groups. [R2: Article 6.10.B] <br /> <br />Together these three (3) sections of the Zoning Ordinance specify R2 density standards for lots of all <br />sizes and for all the permitted uses. Specificallv, for lots greater than 10,000 sq ft, the Zoning Ordinance <br />specifies a maximum of one single-family, two-family or three-family dwelling building. The Initial Study <br />allegation that the Zoning Ordinance does not specify density standards for lots greater than 10,000 <br />sq ft Is FALSE. <br /> <br />As with Rl, large lots need to be subdivided to maximum housing density. Subdividing larger lots Into <br />smaller ones is a practice that has been occurring for many decades in Rl and R2. In fact, we subdivided <br />a R2 lot that was greater than 10;000 sq ft a couple of years ago. <br /> <br />The current ZOhing Ordinance allows 8 single-family dwellings on o.ne acre (8=trunc(43,560/S,OOO). The <br />City Interpretation of R2 density permits 16 single-familv dwellings on one acre (16=3+trunc((43;S6o- <br />10,OOO)/2ISOO}.
