<br />7.8 <br />Page 170 <br /> <br />Peninsula Park Precise Plan, the Development Agreement and/or applicable City code <br />or ordinances. If the Planning Commission determines there is not sufficient information <br />to make a determination on the entire residential portion of the site, then the Planning <br />Commission may consider just the first phase of development. <br /> <br />(0) <br /> <br />Vestina Tentative Map: The applicant also requests Planning Commission approval of <br />the Vesting Tentative Map in order to allow for the subject property to be re-subdivided <br />into four legal parcels (Refer to Attachment 3 for TM201 0-01). Should the Planning <br />Commission agree with this approach, further consideration is requested of Lot 2, which <br />is intended to accommodate the first phase of development, specifically four 14-unit <br />residential buildings (Refer to Attachment 4 for TM2010-02). Refer to Attachment 5 for <br />draft conditions of approval associated with the Tentative Maps. <br /> <br />Similar to the aforementioned discussion regarding the PC Permit, with the approval of <br />the Planning Commission, staff can review subsequent phases of the project's Tentative <br />Maps. For example, the applicant will submit updated Tentative and Final Maps to <br />establish the proposed residential units as for-sale condominiums. In association with <br />the condominium maps, the applicant will also prepare CC&Rs to establish, among <br />other things, responsibilities for shared common areas including, but not limited to, open <br />space and landscape amenities. Staff recommends that the Planning Commission <br />approve the Vesting Tentative Map TM2010-01 subject to the conditions of approval <br />contained in the Draft Conditions of Approval for Tentative Map, If TM2010-01 meets <br />the Planning Commission's requirements (Le. review of the second TM is contingent on <br />approval of the first TM), staff recommends the approval of TM201 0-02, and authorizes <br />the Planning, Housing, and Economic Development Director to approval subsequent <br />condominium Tentative Maps provided that significant changes have not been made <br />from the initial approval. <br /> <br />Discussion/Issues: <br />A quick summary of the project specifications for the One Marina proposal, as <br />compared to the original total MSV project area, the Peninsula Marina portion of the <br />MSV project area, and Peninsula Park follows: <br />
