A0 <br />F. Religious Activity Prohibited <br />Those shall be no religious worship, instruction, or proselytizing as <br />part of, or in connection with, the performance of this Agreement. <br />G. Uniform Administration Requirements <br />Contractor shall comply with the requirements and standards of the <br />OMB Circular A -122 Cost Principles for Non - Profit Organizations, <br />OMB Circular A -110 attachments A, B, C, F, H, N, and O, and all <br />other federal, state, and local laws, regulations and requirements, <br />as applicable. <br />H. Redevelopment Affordability Requirements <br />Contractor shall comply with the requirements and standards of the <br />Redevelopment Agency relating to long term affordability of certain <br />units in the property. Contractor shall assure that no less than <br />Fifteen percent (15 %) of the units within the Property (4 units) shall <br />remain affordable to and occupied by very low income households <br />at or below Fifty percent (50 %) of area median income over the 30 <br />year term of the Agency Loan. Rent may be adjusted from time to <br />time provided that the rent does not exceed the criteria set forth in <br />- this paragraph. Contractor shall comply with notice requirements <br />pursuant to California law. All rental agreements shall be in a form <br />approved by the Agency Director. <br />7. ASSIGNMENT AND SUBCONTRACT <br />A. Without the written consent of the Agency Board, this Agreement is <br />not assignable in whole or in part. Any assignment by Contractor <br />without the written consent of the Agency Board violates this <br />Agreement and all terms, conditions, and restrictions shall survive <br />an assignment in violation of this paragraph except that the. <br />assignment shall be deemed a major breach of the Agreement. <br />8. RECORDS <br />A. Contractor agrees to provide to Agency, City, any Federal or <br />State department having monitoring or reviewing authority, and /or <br />their respective appropriate audit agencies, upon reasonable <br />written notice, access to records and documents and the right to <br />examine and audit all records and documents necessary to <br />determine compliance with relevant Federal, State, and local <br />statutes, rules and regulations, and this Agreement, and to <br />3/3/2003 <br />
