CITY OF REDWOOD CITY - DOWNTOWN RETAIL - CINEMA PROJECT ON BROADWAY ,413 <br />A. The loss is caused by the taking of the property; <br />B. The loss cannot reasonably be prevented by relocation of the business, or <br />by taking steps and adopting procedures that a reasonably prudent person <br />would take to preserve the goodwill; and, <br />C. The compensation for the loss has not been otherwise included as a <br />relocation payment, or duplicated in compensation otherwise awarded to <br />the owner. <br />It should be noted, however, that claims for loss of business goodwill are not a <br />consideration in establishing compensation for relocation assistance, however, this <br />issue will be discussed with Project businesses in order to the alleviate hardship <br />associated with reestablishing the business operation. <br />E. PROGRAM ASSURANCES AND STANDARDS <br />The City will make adequate funds available to accommodate the payment of all <br />required relocation benefits on a timely basis. <br />Cases will be monitored individually to ensure that displacement does not result in <br />different or separate treatment based on race, nationality, color, religion, national origin, <br />sex, marital status, familial status, disability, or any other basis protected by the Federal <br />Fair Housing Amendments Act; the Americans with Disabilities Act; Title VI of The Civil <br />Rights Act of 1964; Title VII of The Civil Rights Act of 1964; Title VIII of The Civil Rights <br />Act of 1968; and, the California Fair Employment & Housing Act; and the Unruh Act. <br />The relocation program to be implemented by the City will conform with the applicable <br />standards and provisions as set forth in state law. <br />F. RELOCATION ASSISTANCE PROGRAM <br />Relocation representatives from Pacific Relocation Consultants (PRC) will be <br />available to assist all the businesses impacted by the Project. PRC staff may be <br />contacted by calling toll -free (877) 972 -8908, during the hours of 8:00 a.m. to 5:00 <br />p.m., Monday through Friday.
