In fact, the design has gone to additional lengths to maintain a one-story I <br /> appearance from the street by using the natural topography of the site to accommodate the <br /> lower-level. Consequently, the residence maintains a modest scale, when viewed from the <br /> street. In fact, the scaling of the proposed residence is rather conservative when considering <br /> some of the other residences within the immediate vicinity and the amount of development <br /> allowing within the zoning regulations. <br /> Furthermore, the residence is located in a position on the site that main#alns continuity with <br /> adjacent properties (i.e. build-to lines, setbacks, placement vn the property, etc.) and allows <br /> for continued use of front and rear yards. <br /> Finally, the design and architectural composikion of the residence ensures a balance among <br /> the externaf features. The variety of fenestration adds a certain amount desirable detail to <br /> the exterior elevations and there is a general rhythm to the window placement that creates <br /> some unity in the design, while providing a functional purpose (i.e. allowing natural light into <br /> the residence). <br /> 3. When evaluating the general character of other structures in the proje�t vicinity, i.e. <br /> neighborhood context, there are several factors that may be taken into consideration such <br /> as, but not limited to, the scale of homes, the setback lines, architectural styles (inclusive of <br /> roof form), use of materiais, location of entrances, placement of the garage on the property, <br /> additional architectural features (such as a porch, deck, balcony, etc.), and overall <br /> streetscape. <br /> The general character or neighborhood context for the 400 and 500 block of Saint Francis '� <br /> Streef, inclusive of properties in the general vicinity (i.e. on Quartz, Ruby, Avenue del Ora), <br /> can be described as "eclectic° with a foundation in traditional characteristics. The scale of <br /> homes within the area range from 1,000 square foot bungalows up to larger homes in <br /> excess of 3,000 square feet, several approaching 4,000 square feet. Consequently, the <br /> proposed home at approximately 2,323 square fest is considered to be consistent with the <br /> scale of the neighborhood. Furthermore, the proposed residence maintains the one-story <br /> appearance from the st�eet, thereby, using the natural topography of fhe site to <br /> accommodate additional square footage of the dwelling and malntaining continuity witF� the <br /> existing streetscape. <br /> There are wide ranges of architectural styles in the neighborhood varying from bungalows <br /> with low slung roofs, to ranchers, to Mansard roofs, to flat roofed contemporary `70s <br /> architecture; with rancher style homes being the most prevalsnt. Even within the rancher <br /> style, there is a range of architectural expressions, some with more traditional elements <br /> such as hip or gable roofs, and others with newer modifications such as geometric windows. <br /> Despite the range of architectural styling within the neighbofiood, it is clear that the <br /> curvilinear roof proposed for this residence will introduce a new architectural style to the <br /> neighborhood. The question remains whether this character-defining feature is considered <br /> to be architecturally pleasing and generally compatible. In order to gain some further insight <br /> to this question one must look fu�ther to determine if there are any precedents and/or <br /> applicabie Cit�r policy. In researching, cunrilinear roofs on residential buildings, one such <br /> roof was evaluated on Circle Road. In this context, the "contemporary" roof form was used <br /> successfully on a two-story residentiai home directly adjacent to traditional homes with gable <br /> roofs (see Photo 2& 3, attached). This example demonstrates that a new roof form can be <br />
