Schedule for the work is to have 95% plans ready for Agency review by <br /> December 2010 to January 2011. <br /> SCOPE OF SERVICES <br /> Verde Design proposes provision of the following services in accordance with the above stated project <br /> understanding. <br /> Design Development <br /> This stage involves a more detailed design of the project and refinement of the site layout, site <br /> furnishings, structures, site grading, drainage, signage, hardscape, and construction details. The Design <br /> Development Phase is the opportunity to prepare documentation of the initial phase of construction to a <br /> level enabling the City to review all design components and make final decisions as to what should be <br /> included or excluded on the basis of the cost analysis that is prepared and included with this submittal. <br /> A. Project Start-up: <br /> 1. Receive all available site utility data, maps, etc. <br /> 2. Coordinate sheet setup and base files. Sheets will be setup to follow the City <br /> Standard 24 "x36" sheet size. <br /> 3. Program preparation for work with team. <br /> 4. Establish files and in -house documentation. <br /> 5. Provide a draft milestone schedule. <br /> 6. Prepare a site survey update to include: <br /> a. Provide any easements, if on property, and property lines. We will need site <br /> information from PG&E and Fish and Wildlife. <br /> b. Survey will include the following existing elements if not already included: fences, <br /> gates, paving type, paving edges, planting areas, etc. <br /> c. Survey trees and large shrubs, provide existing canopy edge and caliper of tree <br /> at DBH. Shrubs at the condo / apartments are not needed and will not be <br /> included. <br /> d. Drainage structures rims, inverts and pipe size if available. <br /> e. Set two (or more) nails for future work outside of site development area <br /> B. Meet with the City in a workshop to determine the project intent, scope, budget and timetable. <br /> 1. Identification of roles and responsibilities. <br /> 2. Review the design process and steps toward input, consensus and development of the <br /> final plan. <br /> 3. Identification of City and all other stakeholders who will be involved. <br /> 4. Review trail program and preliminary design principles <br /> 5. Scheduling, by purpose, for each phase of the design process <br /> 6. Review any grant application needs and support <br /> 7. Review pertinent site data available <br /> C. Site and Data Review <br /> 1. Review assembled data and historical information. <br /> 2. Review codes, ordinances and policies pertaining to project design. <br /> 3. Review existing utility systems and locations. <br /> 4. Site visit to review prepared survey, perform visual analysis and become familiar with <br /> to existing conditions and constraints. <br /> D. Prepare a Design Development Submittal. <br /> 1. The intent of the Design Development Submittal is to provide the City with design plans, <br /> selection of basic materials, project components, catalog cut sheets, and other <br /> information to enable comprehensive project review relating to design.
