r <br />3 <br />Mr. Williams said that another objective is that in looking at the newer residences <br />going up (which look quite a bit higher than the neighboring residences), it appeared <br />that lowering the height limitation from 30 feet to 28 feet might be a viable option, <br />and still would allow for most of the structures that are being built. However, some of <br />the higher structures may be tapeiad dawn with that kind of restriction. <br />Proposed Revisions: <br />➢ Reduce the maximum height in the RH, R1 and R2 Zones from 30 feet to 28 feet. <br />➢ Revise the definition of height to measure directly below any roof point to grade. <br />(Mr. Williams said this revision relates to either finished or natural grade, <br />whichever is lower, which is actually the way it is currently done by staff, but is <br />not the way the Ordinance reads — Ordinance reads, from the highest point of the <br />building to the lowest point of the building, which may be some distance down <br />the slope). <br />➢ Allow existing lower levels to be finished for habitable space <br />➢ Clarify definitions of "story" and "half story' <br />(Mr. Williams said this revision is to address, again, the under -story area, <br />whether it becomes a full story or not, and then add a space, which is sometimes <br />called a "half story" and to clarify some of the language that relates to that). <br />➢ Require topographic surveys for all proposed residences on slopes over 10 %. <br />(Mr. Williams said these are primarily RH Zones. He said it is difficult to measure <br />without having a good topographic base to start with; however, it is felt that if the <br />slope is less than 10 %, then it is not a critical issue.) <br />➢ Reduce height of accessory structures in RH Zone to 14 feet, similar to other <br />zones. <br />(Mr. Williams said, for some reason there is an anomaly right now that the height <br />of accessory structures in a RH Zone is 15 feet; whereas, it is 14 feet in all the <br />other zones, so it is suggested to make it consistent at 14 feet.) <br />3. Medical Offices and Research /Development <br />The purposes for these Amendments are: <br />➢ Provide updated definitions for medical offices, clinics, and research and <br />development. <br />➢ Provide updated parking standards for medical offices, clinics, and research and <br />development. <br />(Mr. Williams said those uses have evolved a lot in the last 10 -20 years. He said the <br />City does not currently have a definition of Research and Development, and does not <br />really separate research and development parking criteria.) <br />Proposed Revisions for Medical Offices and Clinics: <br />➢ Updated definition of "medical clinic ". <br />Page 4 of 26 <br />
