8.A-2q <br />➢ Parking for medical offices and clinics at one space per 200 square feet <br />➢ Allowable uses for each district — clarify whether medical offices, clinics or both <br />are permitted. <br />Mr. Williams said that during the 0scussion process, there were a couple revisions to <br />the Code that dealt with medical offices and medical clinics: <br />1. To provide an updated definition of medical clinic that generally states that they <br />involve either more than one doctor, or more than one type of specialty that is <br />encompassed in one practice, or <br />2. To provide for medical parking standards at one space per 200 square feet <br />(which generally takes the existing standard of one per 200 square feet plus five <br />parking spaces per doctor, and eliminates the parking spaces per doctor.) <br />Mr. Williams said it is extremely unusual criteria to have in an Ordinance, and much <br />more restrictive than other cities. <br />Mr. Williams said they also discussed making the terminology consistent when <br />referring to various uses where a particular zone specified what kind of offices or <br />clinics were allowed. <br />Proposed revisions for Research and Development: <br />➢ "Research and Development" (R &D) is defined and divided into "laboratory type" <br />and "office type" <br />➢ Allowable uses for each district — clarify which type of R &D is permitted (if any). <br />➢ Parking for R &D is broken into component parts: office, laboratory/ <br />manufacturing, and warehouse. <br />➢ In the IR district, office limitations are clarified to include certain common areas. <br />4. Theaters in CBR Zone <br />Purpose of this Amendment is to provide for theater uses in the Central Business <br />Retail (CBR) district, consistent with the Downtown Cinema Project and mitigation <br />measures of EIR. <br />Proposed revisions: <br />➢ Adds definition of "theater". <br />➢ Provides for theaters as conditional use in the CBR zone. <br />➢ Deletes theaters as allowable use in the CB zone. <br />➢ Adds related definitions If "indoor and outdoor commercial recreation" (excluding <br />theaters). <br />Mr. Williams said that one of the mitigation measures of the Downtown Cinema <br />Project EIR was to revise the zoning to specifically accommodate that which is not <br />currently in the CBR zone.
