· JAH- djk 01/07/88R (#21) <br /> ~_ JA1 _ ~jk 02/05/88R <br /> JAH: djk 04/07/88R <br /> <br /> (2) Where a construction project is financed in whole <br /> or in part by the issuance of Agency bonds. <br /> <br /> (3) Where land acquired by the Agency is conveyed or <br /> leased to the landowner or developer. <br /> <br /> (4) Where an Owner Participation Agreement is entered <br /> into for a reason or reasons that further the purposes of <br /> redevelopment and not just to require the payment of <br /> prevailing wages. The Agency staff shall make all reasonable <br /> efforts to include a prevailing wage requirement in each <br /> such agreement. <br /> <br /> (5) The Prevailing Wage Policy shall not apply to any <br /> of the following: <br /> <br /> (A) Construction Projects consisting solely of <br /> tenant improvements with a value of less than <br /> $100,000. <br /> <br /> (B) Tenant Improvements for which the initial <br /> building permit is issued more than one year after <br /> the certificate of occupancy has been approved on <br /> the building core and shell. <br /> (C) Single family residences. <br /> <br /> (D) Any project subject to Federal or State <br /> prevailing wage requirements. <br /> <br /> (E) Any project where Federal or State law <br /> prohibits the imposition of a prevailing wage <br /> requirement. <br /> <br /> (F) Rehabilitation of multifamily housing of <br /> seven or fewer units financed by Community <br /> <br /> 2 <br /> <br /> <br />
