7-6- <br />U <br />At that meeting, the Planning Commission approved the Environmental Assessment <br />and recommended approval of a Variance (for an open space deficit) to the Zoning <br />Administrator. However, the Planning Commission continued all of the remaining <br />items and requested that the applicant submit a revised plan with the project <br />entrance on El Camino Real and the building located adjacent to the corner of El <br />Camino Real and Avondale Avenue. Please refer to the attached s`aff report and <br />minutes dated October 16, 2002. <br />PROJECT SUMMARY <br />The revised project is essentially the same as originally proposed, except that the <br />building was moved adjacent to the corner of El Camino Real and Avondale <br />Avenue. As mentioned previously, the Planning Commission did <br />recommend approval of a Variance to allow the open space deficit. This is further <br />discussed below. Parking and landscaping will be the predominate use of the 20 <br />Avondale Avenue portion of the project area. <br />GENERAL PLAN AMENDMENT AND ZONING MAP AMENDMENT <br />The subject property currently consists of two parcels. The parcels have different <br />General Plan Land Use and Zoning Designations as follows: <br />150 El Camino Real (existing): <br />General Plan = 'Heavy Commercial /Office Mixed Use' <br />Zoning = General Commercial — Combined Residential (CG -R) <br />20 Avondale Avenue — R -1 ( existina): <br />General Plan = 'Low Density Residential' <br />
