Preliminary annotated architectural, mechanical, electrical and structural specifications in <br />CSI format. <br />4. Documents shall be submitted to FTB for review <br />5. Documents shall be delivered to our estimator for revision of the preliminary estimate <br />completed in the prior phase. <br />6. FTB shall be responsible to assemble and distribute a complete package of all documents <br />including those developed by FMG subconsultants and FTB subconsultants. <br />7. FMG shall attend a one day P&S review meeting and incorporate revisions and minor changes <br />as may be required and requested. <br />8. FMG will assist FTB in value engineering the design documents. Proposed minor changes will <br />be incorporated into the final design documents. <br /> <br />Phase III. Complete Construction Documents: <br />1. Upon receipt of comments received for the 60% documents, FMG shall conduct a review <br />session with our subconsultants. Results of that session shall be transmitted to FTB. <br />2. 60% architectural and engineering documents shall be brought to 95% completion including, <br />drawings, specifications (Div 2-16 only), calculations, schedules and reports. Completed <br />documents shall be submitted to FTB for packaging and distribution. <br />3. FMG will attend a PS&E meeting to review project progress and then meet with FTB to review <br />completeness of our package. <br />4. All documents shall be completed ready for submittal to approval agencies for permitting and <br />for bid. <br /> <br />Phase IV. Construction Administration: <br />1. During the pre-bid period <br />a. FMG shall attend one pre-bid meeting with potential contractors. <br />b. FMG shall respond to questions and issue architectural addendum during the pre-bid <br />period to a maximum of 84 work-hours. <br />2. During the construction period <br />a. FMG shall attend a maximum of 6 on-site meeting as directed by FTB. <br />b. Respond to RFI's requests for change orders, etc. to a maximum of 160 work-hours. <br />c. Assist in preparation of a final punch list and final site inspection. <br /> <br />Special Notes <br />1. The services of a lighting designer, landscape architect, civil engineer, geotechnical engineer, <br />fountain consultant, commercial kitchen consultant, artists, and other design professionals not <br />specifically indicated in this proposal are by others. <br />2. Coordination with building officials and review agencies is by others. FMG shall respond to <br />comments as necessary to complete design documentation. <br />3. FMG has reviewed the Professional Services Agreement with FTB and the Redwood City <br />Redevelopment Agency for Urban Design Services and the Draft Agreement between <br />Consultant and Subconsultant for Professional Services. With some exceptions, to be discussed <br />prior to execution, terms in both documents are acceptable to FMG pending review of our <br />surety. <br /> <br />Fees for architectural services <br />Phase I. Project Start-Up: A not-to-exceed fee of $13,410 <br />Phase II. Prepare 60% Submittal: A not-to-exceed fee $70,780 <br />Phase III. Complete Construction Documents: A not-to-exceed fee of $89,540 <br />Phase IV. Construction Administration: A fee of $39,840 based on the maximum hours indicated <br /> <br />Fees for Mechanical & Electrical Engineering Services <br />Work to be done concurrently by Peter Kogan Associates per the attached proposal <br />
