Task 5: Staff Review/Work Meeting. Review Commission/ARC direction prior to preparing <br /> administrative draft Precise Plan; discuss Plan implementation/administration approach. <br /> <br />Task 6: Prepare Administrative Draft Design Precise Plan. Prepare text describing background <br />issues, context, and land use/development, circulation, urban design, and implementation policies. <br />Compile and format text, graphics, and photographs. The text will include the following <br />chapters/elements: <br /> <br />a) Introduction~Background~Plan Overview - Describes site and surrounding area issues, the plan <br /> process, general development master plan concept, and Precise Plan contents. <br /> <br />b) Policy Objectives - Qualitative/performance policies for land use, circulation, urban design, and <br /> open space keyed to Task 1 illustrative diagrams. <br /> <br />c) Development and Design Guidelines - Refined text design and development guidelines generally <br /> organized as follows: <br /> <br /> - Development Density/Intensity <br /> - Building Orientation and Street Relationships <br /> - Building Height and Massing <br /> - Build-to-Lines, Setbacks, and Frontage Treatments <br /> - Streets and Public Ways <br /> - Parking Location/Configuration <br /> - Architectural Form and Detailing <br /> - Landscape Character and Materials <br /> - Special Conditions and Areas (e.g. high visibility intersections) <br /> <br />d) Implementati~n and Administrati~n - This chapter wi~~ describe the administrative acti~ns needed <br /> by City departments to put the Precise Plan in place as a policy tool. This could include general <br /> plan and zoning amendments, adoption of plan lines for new streets, etc. It will also describe the <br /> the Precise Plan's role in the development application and review process. <br /> <br />e) Supporting Illustrations/Photos/Format/Edits - Format text and incorporate photos, plans, sketches, <br /> and map/diagrams as needed; it is assumed that the Marina Shores Precise Plan document will be <br /> 8-1/2" x 11", landscape format, black-and-white, with text formatted in PageMaker and graphics <br /> and photos in PhotoShop. Submit record CD to City of Redwood City staff for printing; number <br /> of copies and print costs to be responsibility of City of Redwood City. <br /> <br />Task 7: Staff Document Review Meeting. Review administrative draft text and graphics and note <br />changes, modifications, and/or additions needed. It is assumed City staff will supply a single, non- <br />contradictory mark-up of departmental comments for review prior to the meeting. At the meeting, <br />revision comments and modifications will be discussed and reviewed, and final mark-ups agreed <br />upon for preparation of the public distribution draft document. <br /> <br /> 3 EXHIBIT A <br /> <br /> <br />
