7.A. - Page 96 <br /> a. Public Benefit. A proiect mav be permitted to rise to the Bonus Hei�ht if <br /> it provides a clear public benefit. Proiect traits or characteristics <br /> considered as a public benefit shall include, but not be limited to, the <br /> followin�: <br /> i. Mixed use. The �round-floor fronta�e alon�all maior streets will <br /> be occupied bv retail or restaurant uses for a depth of no less <br /> than 20 feet. <br /> ii. Quasi-Public or Public open space. Usable open space that is <br /> open to the public will be provided which amounts to 0.25 acres <br /> or 10 percent of the proiect area, whichever is �reater. <br /> iii. Strin�ent transition hei�ht adiacent to residential zonin� <br /> - - - <br /> districts. Buildin�s will not intercept the 45-de�ree davli�ht plane <br /> inclined inward from existin� �rade at the propertv line of the <br /> arcel adiacent to the residential district boundarv line. <br /> iv. New streets. New streets that are identified bv the responsible <br /> review authoritv as necessarv to improve walkabilitv. reduce auto <br /> trip len�ths, improve nei�hborhood connectivitv, or result in <br /> blocks of less than 400 feet in len�th will be provided throu�h the <br /> site. <br /> b. Severe and Unusual Fronta�e Constraints. A proiect can be permitted to <br /> rise to the Bonus Hei�ht if the subiect propertv has severelv and <br /> unusuallv constrained street fronta�e alon� EI Camino Real. Veterans <br /> Boulevard, or Broadwav. Severelv and unusuallv constrained street <br /> fronta�e shall be defined as street fronta�e of less than 75 linear feet for <br /> each acre of�ross site area. In such cases, proiects shall be subiect to the <br /> following conditions: <br /> i. Rental residential leasing offices. For rental residential uses, the <br /> leasin� office shall be located at the street in the�round floor of <br /> the building, and shall be treated as a storefront and a dedicated <br /> entrance from the public sidewalk. <br /> ii. Subdivisions to create condominium/communitv apartment <br /> roiects. Conversions of multifamilv rental dwellin�s to <br /> condominiums and/or communitv apartments shall conform to <br /> the standards and re�ulations in Article 11 of Chapter 30 <br /> Subdivisions) of the Municipal Code, except as follows: <br /> 1) Non-residential use.
