The covenants, conditions, and restrictions of a <br /> mixed-use proiect in anv MUC zonin� sub-district shall <br /> include the reauirement that anv buildin� with a <br /> residential leasin� office shall convert the entiretv of that <br /> leasin� office space to a commercial space, to <br /> accommodate commercial uses, upon prolect conversion <br /> to a condominium or communitv apartment proiect. <br /> 4. Roof Hei�ht Exceptions. The responsible review authoritv mav approve an <br /> exception to the minimum hei�ht reauirement to accommodate a roof, if the <br /> followin�findin�s can be made: <br /> a. Compatible. Such hei�ht exception will be compatible with surroundin� <br /> roperties, uses and nei�hborhood: <br /> b. Number of stories. Such hei�ht exception will not exceed the allowable <br /> number of stories permitted pursuant to re�ulations in Table 53-3; and <br /> c. Necessarv. Street-facin� primarv entrances shall be <br /> unlocked and accessible to the public durin� business hours. Entries shall <br /> be clearlv defined features of front fa�ades, and of a scale that is in <br /> proportion to the size of the buildin� and number of units bein� <br /> accessed; lar�er buildin�s shall have a more prominent buildin� entrance. <br /> while maintainin� a pedestrian scale. <br /> b. Transitional Space at Residential Entries. New residential buildin�s shall <br /> rovide transitional spaces in the form of stoops, overhan�s, and porches <br /> between public areas frontin�the primarv street and entrances. This tvpe <br /> of element or eauivalent shall be reauired for each unit or �roup of units: <br /> but no less than one of this tvpe of element shall be provided. <br />
