� �� c-�� <br /> � SCOPE OF WORK, cont. <br /> � B. Preparation of the Notice of Preparation and Initial Study <br /> DJP&A will prepare the EIR Notice of Prepararion (NOP), in accordance with the CEQA and City of <br /> � Redwood City Guidelines. The NOP will include an explanation of why the City of Redwood City <br /> has elected to prepare an EIR The NOP will include a brief project description and overview of the <br /> anticipated environmental impacts of the proposed project. An electronic copy of the NOP will be <br /> � provided to the City, who will circulate the document to appropriate local and regional agencies. We <br /> will incorporate any relevant comments received on the NOP within the 30-day circulation period into <br /> the Administrative Draft EIR. <br /> � An Inirial Study will be completed with an environmental checklist to focus the EIR on effects and <br /> issues that are deternrined to be significant for the project and project site, (CEQA Guidelines Section <br /> � 15063). The Initial Study can be circulated with the NOP and/or be appended to the Draft EIR. <br /> C. Preparation of the Administrative Draft EIR <br /> � DJP&A will prepare an Administrative Draft EIR (ADEIK). The ADEIR will focus on the potentially <br /> significant environmental impacts associated with the project. DJP&A will submit up to 15 copies of <br /> � the ADEIR to the City for review and comment (this scope assumes that the City will provide copies <br /> to Sequoia Hospital for their review, if desired). An electronic version of the ADEIR, in WORD, will <br /> be provided to the staff, so that they may insert comments via the "track changes" mode. The specific <br /> � sections of the ADEIR are described below. <br /> Preface <br /> � The EIR will include a preface explaining why an EIR is being prepared for the project and <br /> summarizing the uses of the EIR. <br /> � EIR Summarv <br /> � The EIR will include a sumrnary section consisting of a concise descriprion of the proposed project, a <br /> brief narrative outlining the project's environmental impacts, and proposed or recommended <br /> mitigation measures. The summary will also describe the areas of public controversy and the <br /> � alternatives to the project. <br /> Proiect Description <br /> � The EIR will describe the proposed hospital renovation and expansion project, based upon <br /> mformahon provided to DJP&A by the City and Sequoia Hosprtal. It is our understanding that the <br /> � project proposes renovations and expansion of the existing Sequoia Hospital at its 11-acre campus <br /> located at 170 Alameda de las Pulgas. Upon completion, the expanded hospital will include 134 <br /> hospital beds, 134,676 square feet of hospital space with a new central plant to serve the expansion <br /> � area, 40,000 square feet of new medical office, and a five-leve1632-space parking structure, for 200 <br /> net new parking spaces. The project proposes seismic retrofitting of the existing hospital, in <br /> conformance with SB 1953, and renovation of approximately 38,000 square feet of the existing <br /> � hospital.
