Imuacts & Miti�ation <br /> � The EIR will clearly identify all potential environmental impacts resulting from the project. The EIR <br /> will identify proposed and recommended mitigation measures for all significant impacts, and evaluate <br /> briefly the expected effectiveness/feasibility of these measures. Mitigadon measures included in the <br /> � EIR will be monitorable, in accordance with the AB 31801egislation pertaining to the monitoring and <br /> reporting of project mitigation. The EIR will contain maps, photographs, tables, and other graphics to <br /> illustrate and summarize information presented in the EIR. . <br /> � The primary issues to be addressed in the EIR are anticipated to be as follows: <br /> � • Aesthetics <br /> • Hazards and Hazardous Materials <br /> • Public Services <br /> � • Utilities and Service Systems <br /> • Hydrology and Water Quality <br /> • Noise <br /> � • Air Quality <br /> � Geology and Soils <br /> � � Land Use and Planning <br /> • Population and Housing <br /> • Transportation, Traffic, and Pazking <br /> • Biological Resources <br /> A detailed description of the primary issues to be addressed in the EIR is presented below. <br /> Aesthetics <br /> The EIR will describe the existing visual character of the site and sunounding area and will include <br /> photographs to illustrate the text. The EIR will evaluate the aestheric changes that will result from the <br /> project, based upon project plans, cross-secrions, and elevations provided to DJP&A by the applicant <br /> and the City's Precise Plan design consultant. The EIR will include four photo-simulations of the <br /> proposed project, as seen from four vantage points to be determined in consultation with City staff: <br /> Previsualists Unlimited shall prepare the four photo-simulations for the EIR, using digital computer <br /> models of the project buildings provided by the applicant.
