The property is approximately 59,000 <br />square feet and is located in the Industrial Restrict (IR) Zoning District. As <br />proposed, the establishment of the school at this location includes the conversion <br />of an existing two-story building, comprising approximately 30,300 square feet of <br />office space, into a public charter high school. Seventy-five parking spaces on <br />the ground floor of the building would be retained for student and staff parking. <br />Five additional parking stalls in the surface lot would be retained fÇ»" short-term <br />parking needs. Pick-up and drop-off curb side zones are proposed on Broadway <br />and Charter Streets along the property frontage. The school proposes four high <br />school grades, freshman through senior, with a maximum of 100 students per <br />grade. Twenty faculty and staff members would also be present on the site <br />during operating hours. In addition to architectural plans for the site and <br />building, the applicant has also submitted a comprehensive Transportation <br />Demand Management (TOM) Program for reducing trip genera~ion and parking <br />demand. The TOM program has been reviewed and approved by the City/County <br />Association of Governments (C/CAG). <br /> <br />The Use Permit application specifically includes review pursuant to Article 17, <br />Section F to allow some function of the use to occur outside the building <br />(recreation yard and dining area); and pursuant to Article 30, Section 4 of the <br />
