<br />¿(# - 9' <br /> <br />vicinity of other properties on the border of the downtown core. <br />Establishment of the proposed use according to the proposed plans and <br />operational criteria, in combination with the strict application of the conditions <br />of approval, is expected to function as an asset to the neighborhood without <br />causing harm. Project-related activities which could potentially have an <br />adverse impact on the neighborhood in terms of traffic, noise, and aesthetic <br />impacts will be substantially controlled to a less than significant level. <br /> <br />3. The establishment and operation of the proposed use will not be detrimental <br />or injurious to the general welfare of the City because the use will provide an <br />important alternative for the education of high school students in Redwood <br />City as well as in surrounding communities. The subject property is located <br />within a mixed use neighborhood that includes a diverse employment center <br />comprised of a wide range of industrial, high tech (computer, software, and <br />biotech), and general office uses. The High Tech High School curriculum <br />includes internship programs for each student at some point during their <br />tenure in the school. Proximity to businesses in a wide range of industries <br />supports the relationships that the school will be making with the local <br />employers, who may also benefit by participating in the internship program. <br /> <br />CONDITIONS OF APPROVAL: <br /> <br />1. The subject use shall substantially conform to the plans prepared by DES <br />Architects and Engineers and supporting documentation, date stamped <br />received March 15, 2005 and on file with Planning Services, except as <br />modified by the conditions contained herein. ' <br /> <br />2. Any modifications to said approved plans must be submitted to the Planning <br />Services for review and approval prior to the issuance of a building permit. <br /> <br />3. Any modifications to said operation, including conditions of approval for the <br />subject permit must be submitted to the Planning Services for review and <br />approval prior to enactment of said modification. ' <br /> <br />4. In that the Findings and Conditions of Approval are specific to this particular <br />applicant, with regards to the use of the site, TOM Program, etc.; this Use <br />Permit is issued to High Tech High Bayshore and is not transferable to any <br />other school. Any other school proposing to use this site may be required to <br />obtain a new Use Permit. <br /> <br />5. This Use Permit does not allow High Tech High Bayshore to sublet a portion <br />of the facility to another school with daytime hours. Subletting to other <br />groups/entities may be possible within the constructs of this Use Permit but is <br />subject to City review of a complete application as deemed necessary by the <br />Zoning Administrator prior to the commencement of any subletting.
