If circumstances arise that differ from the assumptions described above, we can complete ihe
additional work required to reflect tliese conditions on a time and materials basis, upon your wntten
authorization.
SCOPE OF WORK
DJP&A will prepare an IS that addresses die environmental issues requircd by the state CEQA
Guidelines and the City of Redwood City's requirements. The IS will include a project description, a
description of the existing environmental conditions, a discussion of environmental impacts
associated with the proposed development (based ov CEQA thresholds of significance and the CEQA
Checklist), and identification of proposed and possible mitigation measures.
DJP&A will revise the Admivistrative Drafi IS based on comments reeeived from Ciry staff. Afrer
revision, a screen check version of the document will be sent to the City for final approval. Once
fina] approval is received, Uie document will constitute the IS and a maximum of 20 bound hard
copies and one electronic copy (PDF) will be reproduced and delivered to Redwood City for
circulation to public agencies and tlie public.
Afrer the mandatory 20-day review period, we will respond to comments received on the IS, if
necessary. In the event that substantial comments are reeeived on the 1S and/or a formal protest of
the IS is received by tle City, DJP&A will provide assistance to defend the IS on a tiine and
materials basis as an extra work item, upon your authorization.
The IS wil] evaluate the environmental impacts of the proposed residential project, focusing on the
following issues:
Cidura( Resources
Based on infornation to be providedby the City, the IS will document that the existing single-family
residence at the project site is not a historic resource. Redwood Creek is a minor tributary and tlere
lave been no past archaeological finds during implementation of other projects along tlis creek.
There are no known cultural resources in the vicinity of the project site.
Haardous Materials
The IS wil] evaluate the potential for hazardous materials contamination on and near the project site
which could be affected by site grading or impact workers at the site, based upon a Phase 1
Environmental Site Assessment (ESA) to be provided by the project applicant. ProjecUSpecific
mitigation measures will be identified in the IS, as appropriate. This scope does not include
preparation of a Phase II testing report; in the event one is required it would be done on a time and
materials basis upon your written autlorization.
Air Qualiry/Air Toxics /Greenhouse Gas Emissious
The Air District developed screening criteria to provide a conservative indicatiou of wlether a
project could result in potentially siificant air quality impacts. If the screening criteria are not met
by the project, then a detailed air quality assessment of air pollutant emissions is not required. Based
ou the Operational-Related Criteria Air Pollutant and Precursor Screening I,evel Sizes table in the
adopted Bay Area Air Quality District (BAAQMD) CEQA Guidelines, the proposed project is well
Valo[a Residential Project Page 2
