F. Architectural and Engineering services associated with the design and development of <br /> site support facilities may include a visitors parking zone, staff parking zones, fleet <br /> vehicle parking zone, various covered and uncovered storage structures and zones, design <br /> of an on-site, above ground, fuel station for diesel and unleaded fuels in proximity to an <br /> emergency generator. All site development features will be based upon the Redwood <br /> Shores Fire Station and Maintenance Facility Conceptual Program dated July 25, 1996, as <br /> prepared by DES Architects + Engineers, Inc. <br /> <br />G. The design of the site emergency generator shall be part of this contract. DES will design <br /> a location for generator and establish potential power demand needs for the new fire <br /> station building and satellite maintenance facility. The generator shall be sized <br /> adequately to provide power for three 75 horse power water pumps associated with the <br /> existing City owned water shortage tank. <br /> <br /> The City shall provide power demand needs for the water tank facility and design data on <br /> the methodology for connection to that facility as well as construction scope definition. <br /> <br />H. Architectural consultation and process coordination for the selection of a Construction <br /> Manager/General Contractor. This process will be similar to the selection process <br /> developed for the City Hall project currently under construction. It will consist of two <br /> phases. Phase One will be prequalification of Construction Manager/General Contractor, <br /> and Phase Two will be the selection of the Construction Manager/General Contractor. <br /> <br /> Potential additional services provided at City direction: <br /> 1. Participation in "value engineering" sessions with the Architect and CM/CG. <br /> 2. Work with CM/GC to prepare/modify CSI Specification Division 1 documents to <br /> comply with the construction contracting process. <br /> 3. Work with CM/GC to facilitate a sub-contractor prequalification, listing, <br /> solicitation and bid receipt and tabulation process that complies with City of <br /> Redwood City legal requirements. <br /> 4. Facilitate and coordinate the assembly of the final CM/GC's Guaranteed <br /> Maximum Price (GMP) and presentation to City Council for approval. <br /> 5. Any other construction contract process consulting necessary to implement Phase <br /> HI, Sections A and B as referenced in the CM/GC section of this scope statement. <br /> <br /> Phase I Programming Phase <br /> The Programming Phase for this project is complete <br /> Phase II Schematic Design <br /> <br /> A. Participate in a follow up fact finding workshop/listening session with the <br /> neighbors immediately adjacent to the project site. The purpose of this workshop <br /> will be to better understand the neighbors concerns so that they may be <br /> incorporated into the design.
