44 9 Jane Hedlund (see above) urged that the rural environment on Roble Avenue be preserved In response to question as to whether she and the neighbors had given any consideration to purchasing the sub�ect property for open space, Mrs. Hedlund advised that they had not, and suggested that the City might do so and use the area as a park She ' ob�ected to the proposed development also because the duplexes could be expected to be rental properties, stating the neighborhood had experienced difficulties when an absentee landlord rented property to welfare recipients and motorcyclists. Discussion followed concerning the great need for housing in the City, the fact that the property is zoned for multiple housing, and the fact that the proposed five-unit development adds only four units to a street of 61 homes In response to questions, Mr McClellan advised that all ma�or specie trees will be retained and as many others as possible and Mr. Schroeter advised that the Fire Department reports that adequate fire protection can be provided. � Mayor Leipzig invited anyone else present who wished to speak to do so. No one else wished to speak. MOTION Councilman Norris moved, seconded by Councilman Vega, to close the public hearing. The motion carried unanimously by voice vote The public hearing was closed at 8•57 p m. , MOTION. Title having been read, Councilman Norris introduced the following resolution and moved, seconded by Councilman Barrett, its adoption RESOLUTION NO 7917 CONDITIONALLY APPROVING APPLICATION FOR PLANNED DEVELOPMENT PERMIT RELATING TO REAL PROPERTY IN THE VICINITY Of ROBLE AVENUE AND CARLOS AVENUE (261-279 ROBLE AVENUE) IN THE CITY OF REDWOOD CITY; that the approval is for the five-unit development proposal, that the redesign accortunodates the following conditions con- tained in the staff report of October 4, 1977 which may be deleted 2, 3, 4, 7, 8, and that the following conditio�s contained in the same staff report should be retained 1) that an Architectural Permit be obtained in accordance with Article 45 of the Redwood City Zoning Ordinance, 5) that interim street improvements be installed at the present time �n accordance with the requirements of the Public Works Department. Said interim improvements will , encompass the lineal length of the property, having a width extending from the center lines of the street to the sub�ect front property lines, and 6) that the applicant agree to sign a contract with the City of Redwood City for street dedication and installation of -5- Reg.Mtg. 11/7/77 �5
