A. Land Uses <br /> <br /> - The Land Use Element of the Redwood City General Plan includes the City's objectives, policies, location and <br /> categories of ]and uses necessary for orderly growth and development. It is proposed that, in general, the land <br /> uses for the Fourth Amendment Sub-Area shall be as described, defined and permitted in the Land Use <br /> Element and may include: <br /> <br /> Commercial/Office <br /> <br /> Office Park <br /> Multi-Sto~y Office and Retail <br /> <br /> Industria[ <br /> <br /> Research and Development <br /> Manufacturh:g, Processb~g, & Slffpph~g <br /> <br /> Open Space <br /> <br /> Within any area, alternative uses may be established to the extent and in the manner provided by the General <br /> Plan, local codes and ordinances, and any Specific Plan adopted which includes any portion of the Fourth <br /> Amendknent Sub-Area. <br /> <br /> /..~.c.~ B. Layout of Principal S~reets <br /> <br /> It is proposed that, in general, the layout of principal streets for the Fourth Amendment Sub-Area be as shown <br /> on the Fourth Amendment Sub-Area Map (Exhibit A). Existing streets may, however, be closed, vacated, <br /> widened or othe~,ise modified, and additional streets may be create'al,as necessary.for proper pedestrian and/or <br /> vehicle circulation in accordance wi~h the Circulation Element of the General Plan and local codes and <br /> ordinances. <br /> <br /> C. Population Densities <br /> <br /> It is proposed that, in general, the population density for any residential uses permitted within the Fourth <br /> Amendment Sub-Area shall be as described and defined in the General Plan, or as otherwise provided in local <br /> codes and ordinances. <br /> <br /> D. Building Intensitie$ and Standards <br /> <br /> It is proposed that, in general, building intensities be controlled by procedures and criteria established in the <br /> General Plan, specific plans and local codes and ordinances. Such criteria and standards include (1) the <br /> percentage of ground area covered by buildings (land coverage); (2) the ratio of total floor area for all stories <br /> of the buildings to areas of the building sites; (3) the size and location of bi. iildable areas on building sites; and <br /> (4) the heights of buildings. Land coverage, sizes and allocations of buildable areas shall be limited as <br /> necessary and feasible to provide adequate open space, parking, access and o~her amenities. <br /> <br /> It is proposed that building standards should generally conform to the bt~ildlng requirements of applicable state <br />-.;: ...... statutes and local codes and ordinances <br /> <br /> 2 <br /> <br /> <br />
