be permitted to be remodeled, improved or replaced; provided, that such <br /> remodeling, improvement or replacement shall not result in increased floor <br /> area, nor shall such remodeling improvement or replacement result in <br /> shifting of building footprint or increased height, length, building envelope, <br /> or any other increase in the size of the facility, or any increase in the <br /> existing degree of noncompliance. Remodeling, improvement, or <br /> replacement of medical, professional, general business, or administrative <br /> office uses of a size exceeding 10,000 square feet in the Gl district that are <br /> deemed grandfathered pursuant to this Section 19.11, shall not result in <br /> increased floor area devoted to such office uses. For purposes of this <br /> section, an existing use is defined as: <br /> <br /> (1) A use which was being conducted on April 1, 2001; or <br /> (2) A use not being conducted on April 1, 2001, if the use was <br /> temporarily discontinued due to a vacancy of six months or less <br /> before April 1, 2001. <br /> (3) If a grandfathered use deemed existing pursuant to this_Section <br /> 19.11 ceases and thereafter remains discontinued for twelve <br /> consecutive months, it shall be considered abandoned and may be <br /> replaced only by a conforming use." <br /> <br /> Section 58. Section 25.8 is hereby added and shall read as follows: <br /> <br /> "Section 25.8 P (Pedestrian Shopping) COMBINING DISTRICT." <br /> The letter "P" may be used as a suffix to any CBR, CB, CG, and CN <br /> zoning district in conjunction with the zoning of any property to promote <br /> development supportive of pedestrian commercial environments." <br /> <br /> Section 59. Section 25.8.1 is hereby added and shall read as follows: <br /> <br /> "Section 25.8.1 Special Purposes. The pedestrian shopping <br /> combining district is intended to modify the regulations of the CBR central <br /> business retail district, CB central business district, CG general <br /> commercial district, and CN neighborhood commercial district in locations <br /> where it is deemed essential to foster the continuity of retail stores and <br /> display windows and to avoid a monotonous pedestrian environment in <br /> order to establish and maintain an economically healthy retail district." <br /> <br /> Section 60. Section 25.8.2 is hereby added and shall read as follows: <br /> <br /> "Section 25.8.2 Zoning Map Designation.
