Section 26.10 is hereby amended to read as follows: <br /> <br /> "Section 26.10 Required Conditions. The following conditions shall <br /> be required in the CBR District: <br /> <br /> a. Ground floor uses shall be primarily retail and shall enhance <br /> their immediate area in accordance with the purposes of this <br /> Article. <br /> <br /> b. Where an existing ground floor use is a non-conforming use, <br /> any vacancy will require conversion of such use to a permitted <br /> use or conditional use listed in the CBR District after 6 months <br /> as required by Article 33 of this Ordinance. <br /> <br /> c. All businesses, services, and other activities shall be <br /> conducted within a completely enclosed structure, except for <br /> parking and loading spaces, and outdoor eating areas which <br /> have obtained a conditional use permit. Exterior storage is <br /> prohibited. <br /> <br /> d. Windows on the ground level building facade facing a street <br /> shall be used to display consumer goods and/or services. <br /> Windows not used to display consumer goods shall provide a <br /> view into the building for a distance of not less than 20 feet <br /> behind the front of the building at the ground story. No <br /> merchandise storage, which blocks the view of the interior of <br /> the building, shall be allowed in storefront windows. This <br /> requirement does not apply to the walls of parking garages and <br /> residential units when located on the ground floor. <br /> <br /> e. Windows on the ground level building fa(;ade facing a street <br /> shall not be opaque. Shades or blinds, which block the view of <br /> a pedestrian into a building for more than five hours a day <br /> during daylight hours in the summer, or more than four hours a <br /> day during daylight hours when it is not summer, are defined <br /> as opaque for purposes of this Article. <br /> <br /> Section 67.
