Section 29.6 Lot Area. The minimum building site area shall be <br /> 6,000 square feet. Additional minimum building site area requirements <br /> greater than those specified in this section shall be determined in <br /> accordance with the provisions of Section 32.2, "Supplementary Lot Area <br /> Requirements for Sloping Sites," under the conditions therein specified. <br /> <br /> Section 29.7 Lot Width. The minimum average width shall be 60 <br /> feet for corner lots and 50 feet for interior lots. Every lot shall have a <br /> minimum of 35 feet of frontage on a public street. <br /> <br /> Section 29.8 Lot Coverage. Not more than 60 percent of the lot <br /> shall be covered by buildings. <br /> <br /> Section 29.9 Yard Requirements. The following yards are <br /> required. Exceptions to yard requirements may be granted under <br /> provisions of the Planned Development Permit. <br /> <br /> a. Front Yards: Front yards shall have a minimum depth of 25 feet. <br /> Front yards shall be permanently landscaped. <br /> <br /> b. Side Yards: There shall be a minimum combined side yard width <br /> of 30 feet for both sides and no one side yard shall have a width <br /> of less than 10 feet. For every one foot the building exceeds 35 <br /> feet in height, one additional foot of side yard shall be required on <br /> each side. Side yards on the street side of corner lots shall be <br /> equal in depth to the front yard requirements specified herein, <br /> and the ten feet of such side yard adjacent to the street shall be <br /> permanently landscaped. <br /> <br /> c. Rear Yards: Rear yards shall have a minimum depth of 15 feet, <br /> except that rear yards for corner lots shall have a minimum depth <br /> of 10 feet. <br /> <br /> Section 29.'10 Lot Size Exception. Notwithstanding the provisions <br /> of Sections 29.6 and 29.7, any parcel having an area of at least 3,500 <br /> square feet and an average lot width of at least 35 feet may have any use <br /> or structure permitted in this district established or constructed thereon <br /> subject to the following additional limitations: <br /> <br /> a. No building shall exceed two stories in height. <br /> <br /> b.
