Section 12. Section 15.4 of the Zoning Ordinance is hereby amended by <br />adding Section 15.4p thereto to read as follows: <br /> <br /> "Section 15.4. Conditional Uses. The following uses are permitted in <br /> the CG District subject to first securing a use permit therefor: <br /> <br /> p. Offices with a gross floor area of 10,000 square feet or more." <br /> <br /> Section 13. Section 15.12 is hereby added to the Zoning Ordinance to <br />read as follows: <br /> <br /> "Section 15.12 Floor Area Ratio <br /> <br /> a. The maximum floor area ratio for commercial uses on lots with <br /> frontage on El Camino Real (State Route 82) shall be 40 <br /> percent. Lots fronting on El Camino Real shall be deemed to <br /> include lots immediately to the rear and adjacent to lots fronting <br /> on El Camino Real. <br /> <br /> b. The maximum floor area ratio for commercial uses on lots <br /> fronting on Woodside Road between the intersections thereof <br /> with El Camino Real and Alameda de Las Pulgas shall be 40 <br /> percent. Lots fronting on Woodside Road shall be deemed to <br /> include parcels immediately to the rear of and adjacent to lots <br /> fronting on said portion of Woodside Road. <br /> <br /> c. Notwithstanding a. and b. above, a bonus of up to 30 percent <br /> may be added to the maximum FAR of for lots fronting on El <br /> Camino Real and for lots fronting on Woodside Road between <br /> the intersections thereof with El Camino and Alameda de las <br /> Pulgas subject to the following conditions: <br /> <br /> 1) A Use Permit shall be required; <br /> 2) A Planned Development Permit shall be required; <br /> 3) Housing units shall be included on-site in the development; <br /> 4) The calculation of floor area ratio shall include the <br /> commercial spaces and any portion of structured parking <br /> space extending more than 5 feet above grade attributable <br /> to the commercial use; <br /> 5) The calculation of floor area ratio shall exclude the housing <br /> and parking below grade; and <br /> <br />Ord-121 10 <br />F :lsharedlredwoodlcounci] <br />DES:rg <br />10/18/00:10/24/00R <br /> <br /> <br />
